Gwanak-gu Accelerates First Single-Family Housing (Bongcheon 1-1) Reconstruction

Gwanak-gu (District Mayor Park Junhee) has approved the project implementation plan for the Bongcheon 1-1 single-family housing reconstruction project and completed the official announcement on May 15.


Single-family housing reconstruction is a redevelopment project that involves replacing old single-family, multi-family, and multiplex housing with apartment complexes. While it is similar to general redevelopment, it differs in that it is carried out in areas where infrastructure such as roads and water and sewage systems is in better condition compared to typical redevelopment zones.


Following the 2012 amendment to the relevant law, the "street housing project" was introduced, allowing for the block-level redevelopment of small-scale, old, and substandard residential areas. As a result, single-family housing reconstruction has been almost entirely discontinued, and currently, only areas previously designated as maintenance zones are being pursued.


Bongcheon 1-1 is the only single-family housing reconstruction project site in the district.


Since the establishment of the project promotion committee in 2007, the project faced various challenges, including the cancellation of approval due to lawsuits related to the formation of the association. However, approval for the association was granted again in 2019, and in May 2025, the approval and official announcement of the project implementation plan for the full-scale redevelopment were finally completed.


As a result, the Bongcheon 1-1 area will be transformed into a residential complex with eight buildings and 807 households, with four basement levels and up to 28 floors above ground, on a site of approximately 35,613 square meters at 728-57, Boramae-dong.


In particular, this area is expected to become a pleasant residential environment fully equipped with transportation and convenience infrastructure, as it is adjacent to Boramae Park, Boramae Hospital, Dangkok Elementary, Middle, and High Schools, and is only 160 meters from Dangkok Station on the Sillim Line.


The district plans to approve the management and disposal plan for this area in the first half of next year. Subsequently, the project will proceed according to the following steps: demolition of existing buildings, relocation of residents, general sales, and commencement of construction.


Park Junhee, Mayor of Gwanak-gu, stated, "With the approval of the project implementation plan for the Bongcheon 1-1 single-family housing reconstruction, the long-held aspirations of residents are being realized, and the foundation for a pleasant residential environment in the Boramae-dong area has been established. We will continue to provide prompt support for the upcoming procedures to meet residents' expectations and ensure the perfect improvement of Gwanak-gu's urban environment."
