Hillstate Gwangju Gonjiam Station Remaining Units First-Come, First-Served Building and Unit Selection Contracts

At Hillstate Gwangju Gonjiam Station, an apartment complex located near Gonjiam Station in Gwangju, Gyeonggi Province, contracts for the remaining available units are being offered on a first-come, first-served basis, with buyers able to select their preferred building and unit. The complex is drawing attention due to its application of the first-stage Stress Total Debt Service Ratio (DSR) and the positive outlook associated with the planned expansion of the Greater Seoul Metropolitan Express Railway (GTX).


With the first-come, first-served building and unit selection contract, anyone aged 19 or older can choose their desired unit without a subscription savings account, regardless of their place of residence. The down payment is 5%, with the first installment set at a fixed amount of 5 million won. Unlike other nearby developments, the first-stage DSR applies. Since September of last year, the Seoul metropolitan area has been subject to the second-stage DSR, which applies a stress interest rate of 1.2%. Starting in July, the third stage will be implemented, raising the rate to 1.5%. As of March this year, the pre-sale price of apartments in the metropolitan area increased by 10.4% compared to a year earlier. In addition, prices are likely to rise further starting next month due to the mandatory zero-energy building requirements.

This is the largest development among those being offered near Gonjiam Station. All units are primarily south-facing, and landscaped areas account for 34% of the site. Each household has approximately 1.5 parking spaces, and each building features exclusive storage rooms for each unit on the first basement level. The complex incorporates noise reduction technology between floors, and in low-rise units (floors 1 to 3), the transparency of the living room windows can be adjusted via wall pads or remote controls.


Gonjiam Station is located near the complex, providing direct access to Pangyo Station in about 20 minutes without transfers. By transferring to the Shinbundang Line, residents can reach Gangnam Station in about 40 minutes. There is also discussion about the possibility of the GTX-D line including Gonjiam Station. With the presidential election now concluded and political uncertainty resolved, industry experts expect housing transactions to continue increasing steadily. This month, the apartment pre-sale outlook index for the metropolitan area was reported at a positive 107.1. The complex is being constructed by Hyundai Engineering, and consists of 10 buildings with a total of 635 units. Move-in is scheduled for 2027.
