Miri Nae Jip Removes Child Requirement, Sees 64-to-1 Competition... 3,500 Units to Be Supplied This Year

Recruitment Now Open Regardless of Child Status
Diversifying Miri Nae Jip Types to Expand Supply

The Seoul Metropolitan Government has announced that the average application competition ratio for the long-term lease housing program for newlyweds, "Miri Nae Jip 2," has exceeded 60 to 1. Starting with this round of recruitment, the selection criteria have changed so that applications are no longer divided based on whether applicants have children. The city plans to diversify the supply types this year and provide a total of 3,500 Miri Nae Jip units.

In the third round of recruitment for Long-term Lease Housing 2, held at the end of last month, 23,608 people applied for 367 available units, including I-Mun IPark Xi. The average competition ratio was 64.3 to 1, which is significantly higher than the 38 to 1 ratio recorded during the third recruitment notice.


The highest competition ratio was recorded at Hoban Summit Gaebong (59㎡, a re-supplied complex), with 759.5 to 1. Among newly supplied complexes, River Sen SK View Lotte Castle (84㎡) had a ratio of 78 to 1, and I-Mun IPark Xi (59㎡) had a ratio of 41.5 to 1. Other re-supplied complexes included DMC SK View (84㎡) at 240.3 to 1, Lotte Castle Twin Gold (59㎡) at 218.5 to 1, and Olympic Park Foreon (59㎡) at 207.1 to 1.


"Long-term Lease Housing 2 (Miri Nae Jip)" is a low birthrate policy that provides stable housing and opportunities for home ownership to newlyweds who are planning to get married or have children. Long-term Lease Housing 2 offers newly built apartment complexes at prices lower than market value, allowing residents to stay for a minimum of 10 years, and up to 20 years if they have children.


Eligible applicants are couples who have registered their marriage within the past 7 years or engaged couples planning to register their marriage within 6 months. In addition, as of the announcement date, applicants must not have owned a home in the past 5 years, and their assets must not exceed 655 million won. Unlike previous long-term lease housing programs, this version grants a priority purchase right as a childbirth incentive, and families with two or more children are given the opportunity to move to larger units.


From this recruitment notice onward, SH Corporation has eliminated the previous selection criteria that differentiated applicants based on whether they had children. Regardless of whether applicants have children, broader opportunities for residency are provided, and childbirth incentives include contract extensions and relaxed income requirements at the time of renewal for those who have children after moving in.


The city will convert unsold long-term lease housing units into Miri Nae Jip units and offer deposit support-type "Long-term Safe Housing" linked to Miri Nae Jip. The deposit support-type Long-term Safe Housing is a public rental housing program in which the city provides interest-free support for 30% of the deposit (up to 60 million won) for up to 10 years for private rental housing found by citizens themselves, provided the deposit does not exceed 490 million won.


The Miri Nae Jip-linked Long-term Safe Housing program plans to supply a total of 500 units this year, including 200 units in this round. In addition to interest-free deposit support, eligible residents who have children (including unborn children) and reside for 10 years may apply to move into Miri Nae Jip.


Those who move into Miri Nae Jip may reside for up to 10 years, and only their homeownership status is reviewed; income and asset criteria are not applied. If a household has two or more children, they are granted a priority purchase right.


The city aims to supply 3,500 Miri Nae Jip units this year. In particular, starting this year, the supply types will be diversified beyond the traditional apartment-focused model to include non-apartment types (such as multiplex housing, row houses, officetels, and traditional Korean houses), as well as deposit support-type Miri Nae Jip.


The supply target for Miri Nae Jip this year is divided into 2,000 purchase-rental units, 500 private rental units, and 1,000 units including new and vacated Long-term Lease Housing 2 units. Previously, Miri Nae Jip was supplied mainly through newly built rental apartments secured through reconstruction and redevelopment projects, but the city has expanded the types of Miri Nae Jip to meet demand.


A city official explained, "We plan to support newlyweds who have moved into purchase-rental or private rental units so that they can move into Long-term Lease Housing 2 if they have children."
