Seoul Studio Rents Reach 700,000 Won... Gangnam-gu Tops List at 900,000 Won

The average monthly rent in Seoul has reached 700,000 won. Compared to the previous month, this represents an increase of 30,000 won, bringing the average monthly rent back into the 700,000 won range for the first time since January 2025.


According to real estate information platform Dabang on May 3, the average monthly rent for studio apartments (one-room units) in Seoul with a deposit of 10 million won and a size of 33 square meters or less was recorded at 700,000 won in March 2025. This figure is up 30,000 won from the previous month, which saw an average rent of 670,000 won. After reaching 750,000 won in January 2025, the average monthly rent has now returned to the 700,000 won range.


Gangnam-gu had the highest monthly rent. When setting the Seoul average at 100%, Gangnam-gu stood at 129%, recording an average monthly rent of 900,000 won, which is 200,000 won higher than the citywide average of 700,000 won. In February 2025, Gangnam-gu was also the most expensive, with an average rent of 970,000 won, 300,000 won above the average.


Following Gangnam-gu, Seocho-gu, Seongdong-gu, and Yongsan-gu came in at 118%, Geumcheon-gu and Jungnang-gu at 111%, Mapo-gu at 105%, Eunpyeong-gu at 103%, Yeongdeungpo-gu at 102%, and Dongdaemun-gu at 101%. In total, 10 districts had average monthly rents higher than the Seoul average. The gap between Gangnam-gu, which had the highest average rent among Seoul’s autonomous districts, and Nowon-gu, which had the lowest at 320,000 won, was 580,000 won.


The district with the largest increase in average monthly rent was Dobong-gu, where the rent rose by 130,000 won (30.5%) to 560,000 won compared to the previous month. Seodaemun-gu followed, with an increase of 110,000 won (18.69%) to 680,000 won. Nowon-gu saw the largest decrease, with the average monthly rent dropping by 160,000 won (31.71%) to 320,000 won.


In March 2025, the average jeonse deposit in Seoul was recorded at 209.02 million won, up 3.67 million won from the previous month. As recently as December 2024, the average jeonse deposit was 199.77 million won, remaining below 200 million won, but it has been on the rise since then.


Seocho-gu had the highest average jeonse deposit, reaching 130% of the citywide average and maintaining this position for three consecutive months. The average jeonse deposit in Seocho-gu was 271.55 million won, which is 62.53 million won higher than the Seoul average of 209.02 million won.


Gangnam-gu, which had the highest monthly rent, recorded 123% of the average jeonse deposit. Yongsan-gu stood at 115%, Dongjak-gu at 108%, Gwangjin-gu at 107%, Jung-gu at 103%, and Seongdong-gu and Yeongdeungpo-gu followed, making a total of eight districts with above-average jeonse deposits in Seoul.


Dongdaemun-gu saw the largest month-on-month increase in jeonse deposits, rising by 39.15 million won (23.2%) to 207.88 million won. Dobong-gu experienced the largest decrease, with the average jeonse deposit falling by 30.56 million won (19.59%) from 155.95 million won to 125.39 million won.


Nowon-gu had the lowest average jeonse deposit at 116.18 million won, which is 155.37 million won less than Seocho-gu.
