Reflecting Height Standards from the 2040 Urban Master Plan
Open Community Facilities to Be Located Along Yangjaecheon Stream
Gaepo Woosung 4th complex, located adjacent to Maebong Station on Line 3 and Yangjaecheon Stream, will be redeveloped into a maximum of 49 stories and 1,080 units.
On April 29, the Seoul Metropolitan Government announced that it had held the 3rd Urban Planning Committee’s subcommittee meeting for expedited integrated planning and maintenance projects, where it approved with modifications the changes to the district unit plan for the Gaepo Woosung 4th complex in the Gaepo Housing Development District in Gangnam-gu, as well as the changes to the reconstruction maintenance plan and the landscape review proposal.
Gaepo Woosung 4th complex is a residential complex located at 465 Dogok-dong, Gangnam-gu, consisting of 9 buildings, 9 stories above ground, and 459 units. It was completed in 1985. The complex is composed of medium to large-sized units and has a floor area ratio of 145%. Full-scale redevelopment efforts began in 2017, and the initial maintenance plan was finalized in April 2022. At that time, the plan called for a maximum of 35 stories, but in this review, the maximum height and layout were changed to reflect the relaxed height standards in the Seoul 2040 Urban Master Plan. After redevelopment, the complex will be transformed into a maximum of 49 stories and 1,080 units, including 128 rental units.
This complex is a residential area situated along Yangjaecheon Stream, and the height of the main buildings has been planned to harmonize with the existing landmark, Tower Palace. The buildings near Daechi Middle School and the Yangjaecheon Stream side will be lower in height, while those near Tower Palace will reach the maximum number of stories, creating a dynamic skyline.
Linear parks and green connections are planned on the east and west sides of the complex to strengthen the pedestrian and green network with nearby neighborhood parks and Yangjaecheon Stream. Open community facilities, such as a small library and reading rooms, will be established around the Yangjaecheon Stream area. Additional shared facilities for residents, including a fitness center and a community meeting room, will also be expanded.
Choi Jinseok, Director of Housing at the Seoul Metropolitan Government, stated, "With the approval of the revised reconstruction maintenance plan for Gaepo Woosung 4th Apartment, we expect to create a diverse landscape along Yangjaecheon Stream and establish a distinguished residential complex. We will continue to actively support the redevelopment project for Gaepo Woosung 4th Apartment so that it can proceed swiftly."
