Old residential buildings in Cheonho-dong, Gangdong-gu, Seoul will be transformed into a new residential complex with a total of 643 households.


On April 29, Seoul City announced that it had convened the Subcommittee on Delegated Authority, including the 3rd Urban Planning Committee's Rapid Integrated Planning Maintenance Project, and approved with modifications the maintenance plan decision and designation (draft) of the "Cheonho-dong 214-19 Housing Maintenance Redevelopment Project." This marks the 68th maintenance plan finalized out of 101 sites where rapid integrated planning has been completed.


With this decision, the old low-rise single-family and multi-family houses near Cheonil Elementary School and Gobundari Traditional Market in Cheonho-dong will be redeveloped into 11 buildings, each with 2 basement levels and up to 23 above-ground floors, totaling 643 households (including 114 public rental units). The redevelopment project switched to rapid integrated planning during the process, and the maintenance plan was quickly established after guidelines were set in January 2024. The project's feasibility has improved, as the allowable floor area ratio has been relaxed from the previous 200% to 220.80% in line with the 2030 Urban and Residential Environment Maintenance Master Plan.


Additionally, a north-south public pedestrian passage is planned within the complex, along with care facilities, community facilities for residents, and open community spaces. The construction of a public parking lot will provide parking convenience for nearby residents and visitors to the traditional market. Following the designation of the maintenance district, the project aims to begin construction in June 2033.


Choi Jinseok, Director of Housing for Seoul City, stated, "With this designation of the maintenance district, we are now able to supply high-quality housing in areas preferred by citizens," and added, "We will actively support the project so that it can be reborn as a vibrant residential complex by leveraging the locational advantages of being adjacent to an elementary school and a traditional market."
