Flexible Floor Plans to Suit Individual Preferences
GS Construction announced on April 28 that, together with its subsidiary GPC, it has completed the construction of a mockup (a test building identical to the real thing) of a multi-family housing unit and finished verifying its residential performance.
This mockup was built using precast concrete (PC method) on the GPC factory site in Eumseong, North Chungcheong Province. By utilizing off-site construction technology, the project aimed to overcome the limitations of traditional reinforced concrete methods and introduce a new paradigm to the housing market.
The PC method involves assembling factory-made concrete columns, beams, and slabs on site. One of the advantages of multi-family housing built with the PC method is that there are no internal columns within each unit, and 100% dry walls are used. This allows customers to freely modify the interior layout according to their preferences, making it possible to design floor plans that suit various lifestyles. The method also addresses the shortcomings of traditional on-site reinforced concrete construction, where quality can vary depending on weather conditions or the skill level of workers.
The PC apartment mockup completed by GS Construction features floor plans with exclusive areas of 59 square meters and 84 square meters. It was designed to be applicable to buildings over 30 stories high. All structural components were pre-manufactured at the GPC factory and installed on site using the PC method. Mechanical, electrical, and both interior and exterior finishing works were also fully demonstrated.
In particular, GS Construction applied its patented technology for reinforcing PC joints. The enhanced structure is expected not only to improve quality but also to significantly reduce on-site work, thereby greatly lowering the risk of safety accidents.
GS Construction conducted residential performance tests on a variety of aspects in this mockup, including floor impact noise, waterproofing, insulation, heating, and airtightness.
With the completion of this mockup, GS Construction plans to lead changes in the multi-family housing market through innovative technologies such as the PC method and modular housing business. The company also intends to gradually apply these technologies to its premium apartment brand, Xi.
