From Eunpyeong to Geumpyeong... Hillstate Mediale Scheduled for Sale in May

- Transportation Convenience Enhanced with the Opening of GTX-A at Yeonsinnae Station Last Year
- 'Hillstate Mediale' Redevelopment in Daejo 1 District Scheduled for Sale Next Month

From Eunpyeong to Geumpyeong... Hillstate Mediale Scheduled for Sale in May

Eunpyeong-gu in Seoul is drawing attention as it signals a major transformation. In fact, as various development projects in areas such as transportation, economy, and housing are being actively promoted, expectations are rising for an increase in the value of the region.


First, at the end of last year, the opening of the GTX-A Paju Unjeong to Seoul Station section at Yeonsinnae Station (Lines 3 and 6) significantly improved transportation convenience. Notably, the GTX-A line is expected to further enhance the transportation environment with the additional opening of the Seoul Station to Suseo section scheduled for 2026.


Large-scale projects that are expected to boost the local economy and raise the value of Eunpyeong-gu are also gaining momentum. In February, the Seoul Metropolitan Government began the process of selling the former National Institute of Health site in Eunpyeong-gu, which had remained idle for over 20 years, and the 'Seoul Creative Town (planned)' project is now being actively pursued, with anticipated benefits for the area.


Seoul Creative Town is a project led by the city of Seoul to promote balanced regional development and develop a new economic hub. The plan is to turn the former National Institute of Health site into a base for creative industries such as digital media and video, attract creative companies, revitalize the local economy, create future jobs, and establish the northwestern region as a business-friendly area.


Additionally, Eunpyeong-gu is accelerating the 'Susaek·DMC Complex Development (planned)' project, which will transform the area around Susaek Station and DMC into a residential complex that includes cultural, convention, retail, and accommodation facilities, further stimulating the local economy.


Against this backdrop, Eunpyeong-gu has also begun to actively pursue residential development to attract population inflows, which will serve as a driving force for future value growth.


In particular, attention is focusing on the Daejo 1 District redevelopment, known as the largest project in Eunpyeong-gu, as the 'Hillstate Mediale' is scheduled to be launched for sale in May.


An industry insider stated, "Daejo 1 District is highly anticipated because it is close to all the various development projects underway in Eunpyeong-gu. Although there were conflicts over construction costs, it is known that this led to an upgrade of the project into a more premium offering, which has further increased interest."


In fact, Hillstate Mediale will directly benefit from the development projects in Eunpyeong-gu. In particular, with the opening of GTX-A at Yeonsinnae Station (Lines 3 and 6), it boasts a quadruple transportation hub together with Bulgwang Station (Lines 3 and 6), Yeokchon Station (Line 6), and Gusan Station (Line 6), offering an excellent transportation environment.


Additionally, the complex will enhance residential quality by introducing the premium of the Hyundai Engineering & Construction Hillstate brand, along with differentiated exterior, community, and landscaping designs.


For the exterior, specialized designs such as curtain wall look, iconic louvers, and ceramic panels have been introduced to strengthen its status as a landmark. The high-end community facilities will include a private cinema, sky lounge, indoor golf practice facility with screen golf and GDR (planned), and four guesthouses.


Landscaping features will include the Mist Fall, a uniquely designed Wall Water Garden with a waterfall, the Signature Field (Central Plaza and View Terrace Plaza) where Seokgasan and a tea house are harmoniously combined, a Community Waterfall for viewing waterfalls, and the Forekids Ground, a safe playground for children.


Meanwhile, Hillstate Mediale will be a large-scale complex with a total of 2,451 units, of which 483 units for general sale will have exclusive areas of 51, 59, and 74 square meters.


As an "elementary school within the complex" apartment, Daeun Elementary School is located within the complex, and within a 1 km radius are Yale Girls' Middle and High School and Dongmyeong Girls' High School, providing an excellent educational environment. The surrounding area also offers abundant green spaces such as Bulgwang Neighborhood Park, Seooreung, and Bukhansan National Park, ensuring a pleasant residential environment.


In addition, the vicinity is equipped with various residential infrastructure, including large supermarkets such as NC Department Store Bulgwang Branch, Emart Eunpyeong Branch, and Starfield, as well as Daejo Traditional Market, Yeonseo Market, Eunpyeong Culture & Arts Center, Eunpyeong District Office, Cheonggu Seongsim Hospital, and Eunpyeong St. Mary's Hospital.


The Hillstate Mediale model house will be located in the Daejo-dong area of Eunpyeong-gu, Seoul, and is scheduled to open in May.
