415-Unit Luxury Residential Complex to Rise Near Guseong Station on the GTX Line
The luxury residential complex "Guseong Station Platform Zion City 47," which is being developed near Guseong Station in Yongin Special City, Gyeonggi Province, is accelerating its project timeline after recently submitting a transportation review. The developer, Zion City Plan Co., Ltd., announced that it completed the district unit plan approval notice in December last year, and on April 21, submitted the transportation section of the architectural review. The company also plans to submit the architectural review for the building itself in early May.
As a result, "Guseong Station Platform Zion City 47" now only needs to complete the apartment building review and business approval process, making it likely that construction will begin smoothly in the second half of the year. Notably, it secured business stability and credibility by becoming the first private-sector housing project in Yongin to complete the district unit plan approval notice at the end of last year.
Located at 379 Eonnam-dong, Giheung-gu, Yongin, Gyeonggi Province, "Guseong Station Platform Zion City 47" will consist of three buildings with five basement levels and 47 above-ground floors, totaling 415 units. The complex will also include community facilities, resident amenities, and commercial spaces. The apartments will be offered in the following configurations: 124 units of 59㎡ (exclusive area) Type A, 289 units of 84㎡ Type B, 1 unit of 97㎡ Type C, and 1 unit of 97㎡ Type D. Approximately 70% of the units are the highly popular 84㎡ size, which is most in demand among actual homebuyers.
Among the total 415 units, some are scheduled for general sale in the second half of the year. Due to the influence of "Platform City" and soaring construction costs, sale prices are expected to be set at a relatively high level. Units will be offered in a structure that allows anyone to apply without a subscription savings account. Completion is scheduled for 2029, one year earlier than the nearby Platform City, which is expected to be completed in 2030. In addition, 3,465㎡ (1,050 pyeong), or 30% of the total site, will be developed as parks and roads and donated to Yongin City.
The biggest advantage of "Guseong Station Platform Zion City 47" is its location in the Guseong Station area, served by both the GTX-A (Great Train Express Line A) and the Suin-Bundang Line. Residents can easily access the GTX and subway on foot. From Guseong Station, it takes about 14 minutes to reach Suseo in Seoul via GTX-A. Once the line is extended to Samsung Station and Seoul Station, residents will be able to quickly travel not only to Seoul but also to major hubs throughout the metropolitan area. Furthermore, the planned multi-modal transfer center within Platform City will integrate rail, intercity buses, and city buses, making the area a key transportation hub in western Yongin.
The proximity to "Yongin Platform City" is another attractive feature. Yongin Platform City is a massive urban development project jointly promoted by Gyeonggi Province, Yongin City, Gyeonggi Housing and Urban Development Corporation, and Yongin Urban Corporation. The groundbreaking ceremony was held on March 11, and full-scale development has begun. The project will create an advanced, self-sufficient city with semiconductor, R&D, office, commercial, residential, and MICE (Meetings, Incentives, Conferences, and Exhibitions) functions on a site of approximately 2.73 million square meters (825,000 pyeong) spanning Bojeong-dong, Mabuk-dong, and Singal-dong in Giheung-gu, as well as Pungdeokcheon-dong and Sanghyeon-dong in Suji-gu. Completion is scheduled for 2030. In comparison, "Guseong Station Platform Zion City 47" is expected to be completed in 2029, allowing residents to move in one year earlier and benefit from a first-mover premium.
In addition, the plan to establish a "three-axis road network" connecting the "L-shaped semiconductor belt" has been finalized. Once completed, this road network will facilitate smooth connections from Platform City to the Wonsam-myeon semiconductor cluster, the advanced system industrial complexes in Idong and Namsa-eup, and further to Seongnam, Pangyo, and Seoul.
"Guseong Station Platform Zion City 47" also stands out for its premium design features. The three-building complex, with five basement levels and 47 above-ground floors, adopts a south-facing 4-Bay layout to maximize sunlight, ventilation, and space efficiency. All unit types come standard with a pantry and dressing room, as well as LG Electronics premium appliances and LG Hausys automatic ventilation windows. A variety of community facilities, including a screen golf room, fitness center, book cafe, and senior lounge, will enhance residents' quality of life.
The complex is also well-equipped with convenience facilities. Residents can walk to Nonghyup Hanaro Mart, the Guseong-dong Community Center, Guseong Police Substation, various hospitals and clinics, and a medical center with lifestyle amenities. Shinsegae Department Store South City, E-Mart, and the Bojeong-dong cafe street are also nearby. Most importantly, the complex is covered by HUG (Housing and Urban Guarantee Corporation) guarantees, ensuring the safety of jeonse (lump-sum lease) deposits. Residents are also given priority when converting to ownership at the end of the lease period, making it a stable option for both end-users and investors. In particular, some units are scheduled for general sale in the second half of 2025, and sale prices are expected to be set at a relatively high level.
Meanwhile, "Guseong Station Platform Zion City 47" falls under the "long-term general private rental housing" category among four types of private rental housing. The key feature of this type is that it can be converted to ownership after 10 years. This means residents can live in the unit for 10 years and then transfer ownership through conversion, without owning the property during that period and thus incurring no acquisition or comprehensive real estate holding taxes.
