Despite the recent expansion of designated land transaction permit zones and the uncertainty in the real estate market caused by impeachment and the possibility of an early presidential election, the market for ultra-high-priced apartments remains active. According to the actual transaction price system of the Ministry of Land, Infrastructure and Transport, there were a total of 8 apartment transactions in Seoul valued at 10 billion won or more between January 2015 and April 16, 2025, an increase compared to 6 transactions during the same period last year. Furthermore, the number of high-end residential transactions surged by approximately 148%, from 70 cases during the same period last year to 174 cases this year, underscoring the upward trend in the luxury housing market.
The highest-priced transaction this year took place at 'Hannam The Hill' in Hannam-dong, where a 243.2 square meter unit was sold for 17.5 billion won, setting a new record. This was followed by 'Nine One Hannam,' where a 244.3 square meter unit was sold for 15.8 billion won, and 'Acro Seoul Forest' in Seongsu-dong, where a 159.6 square meter unit was sold for 13.5 billion won.
In particular, approximately 100 apartment transactions valued at 5 billion won or more were concentrated in Apgujeong and Banpo, which are representative areas of Gangnam. This confirms that these districts remain at the core of the premium real estate market.
Amid this trend of high-priced apartment transactions, 'Le El Upper House,' which is being developed in Heonin Village, Seocho-gu, has recently attracted significant attention. This complex, which boasts a rare 'forest-side' location even within Gangnam, is drawing keen interest from affluent buyers who prefer a nature-friendly environment. In addition, a residence and neighborhood living facility operated by the world-renowned luxury hotel brand 'Capella' will be established within Heonin Village alongside 'Le El Upper House,' which is expected to offer residents a top-tier lifestyle in the future.
Real estate experts commented, "Le El Upper House sets a new standard for high-end residential living, with its location, brand, and product quality all in place." They also forecast that as luxury housing becomes established as a solid asset rather than a passing trend, the value of this complex will continue to rise.
Industry sources also indicated that a price increase for units is scheduled within the first half of this year, making now the most advantageous time to enter. As a result, inquiries about purchasing units have been steady.
