The southeastern area of Seoul, including Gangdong-gu, is emerging as a central axis in the recent reorganization of the city’s transportation network. With major transportation projects such as the direct connection of Subway Line 5 and the extension of Line 9 gaining momentum, there is a concurrent improvement in the residential environment centered around this region.
In particular, Gangdong-gu is attracting attention from both end-users and investors due to multiple favorable factors, including transportation improvements, mixed-use developments, and the expansion of living infrastructure. In fact, each new residential development in the area is drawing high subscription interest, and locations that offer both proximity to subway stations and convenience in daily life are seeing a rapid market response. With its competitive location, often referred to as one of the “four Gangnam districts,” Gangdong-gu is solidifying its status as a prime residential area in southeastern Seoul, thanks to a balanced integration of transportation, residential, and commercial facilities.
This strong underlying demand is leading to an upward trend in housing prices. According to the “March National Housing Price Trend Survey” released by the Korea Real Estate Board, housing prices in Seoul rose by 0.52%, marking the largest increase since September of last year. Excluding the three Gangnam districts and Yongsan, which have been designated as land transaction permit zones, Seongdong-gu, Gangdong-gu, and Yangcheon-gu have recorded the highest rates of increase.
With new small-sized apartment supply being rare in Seoul, “THE ATHEON,” located in the station area of Subway Line 5’s Gubeundari Station, is attracting significant attention from both end-users and investors. The development consists of a single 59-square-meter unit type, spanning from two basement levels to 17 above-ground floors, catering to strong demand from real residents. It features a specialized 4-bay layout, which is highly preferred, with three bedrooms, two bathrooms, a living room, and a kitchen.
The “Line 5 Direct Connection Project,” which directly links Gubeundari Station to Dunchon-dong Station, is now in full swing. Currently, Line 5 splits at Gangdong Station toward Sangil-dong and Macheon, resulting in longer intervals between trains and inconvenient transfers. However, once the direct connection is completed, passengers will be able to travel from Gubeundari Station to Ogeum Station and Macheon Station in Songpa-gu without transfers.
Additionally, the fourth-phase extension of Subway Line 9, which will directly connect Gangdong to Gangnam, is expected to further enhance the area’s value. This project will link Jungang Veterans Hospital Station on Line 9 to Godeok Gangil District 1 over approximately 4.1 kilometers, with construction underway and completion targeted for 2028.
“THE ATHEON” also boasts abundant living infrastructure, premium access to pleasant parks, and excellent school districts.
The area around the development offers a diverse shopping environment, including Emart, Homeplus, Hyundai Department Store, and Bokjori Market. It is also close to Gangdong Sacred Heart Hospital, the community center, Godeok Biz Valley, and Gangdong Advanced Business Complex. Residents can enjoy leisurely walks and exercise at Gil-dong Park and Gil-dong Ecological Park, both within a 10-minute walk.
The educational environment is another strength. Sinmyeong Elementary School and Sinmyeong Middle School are located nearby, allowing students to walk to school. The area also features a stable school district and convenient access to private academies, making it attractive to families with school-aged children.
A sales representative stated, "This is a core property with excellent transportation connectivity, including Seoul Subway Lines 5 and 9, as well as Yangjae-daero, Cheonho-daero, Hanam-daero, Olympic-daero, the First Ring Expressway, and the Seoul-Sejong Expressway. With its composition of small units that are in high demand among real residents, we expect it to be very popular in the May sales launch."
Meanwhile, the development and construction of “THE ATHEON” are being handled by Able PNC Co., Ltd., with Mugunghwa Trust Co., Ltd. serving as the trustee. The housing exhibition center is scheduled to be set up near Cheonho Station Intersection.
