Seodaemun-gu, Notice of Designation of Hong Eun 15 District as a Rapid Integrated Planning Redevelopment Maintenance Zone

To Be Developed into a Large Complex with Up to 25 Floors and 1,834 Households

Seodaemun-gu, Seoul (Mayor Lee Seong-heon) announced that the Hong Eun 15 District Housing Maintenance-type Redevelopment Project was finally designated and announced as a maintenance plan decision and maintenance district on the 17th. Hong Eun 15 District was previously approved with modifications at the 14th Seoul City Urban Planning Committee meeting on December 24 last year.

Hong Eun 15 District was designated as a maintenance scheduled area in 2009 but experienced ups and downs in project promotion, including being lifted in 2013. With the introduction of the Rapid Integrated Planning, redevelopment resumed, and in December 2021, it was selected as a target site for Rapid Integrated Planning. Since its selection, a maintenance plan was prepared through Rapid Integrated Planning considering the characteristics of the target site and surrounding environment, including zoning upgrades, hillside-adaptive land development, a nature-friendly complex linked with Hongjecheon Stream and Bukhansan Mountain, and specialized plans for each area.


According to the announcement, the project will be developed into a large complex with a floor area ratio of up to 241%, a maximum of 25 floors, 17 buildings, and 1,834 households. Applying the relaxed provisions of the 2030 Urban Residential Environment Maintenance Basic Plan, which includes measures to improve project profitability, the floor area ratio was significantly increased from the existing 220.24% to 241%, and the number of saleable households increased from 1,352 to 1,533, which is expected to greatly reduce the estimated burden per union member.


Hong Eun 15 District will enhance accessibility by placing local open facilities and community facilities such as a waterfront plaza along Hongjecheon Stream, cultural classrooms, and a library. It will also create circular pedestrian paths connecting the foothills of Bukhansan Mountain, Hongjecheon Stream, and residential streets, making it a so-called "forest zone and water zone" residential complex where nature and culture coexist.


Mayor Lee Seong-heon said, "We will continue to closely communicate and cooperate with residents throughout the process to support the creation of a high-quality luxury residential complex that meets the expectations of the residents."
