It was announced that the in-complex commercial spaces of 'Jamsil Raemian I-Park,' a reconstruction complex of Jamsil Jinju Apartments in Sincheon-dong, Songpa-gu, will be offered for sale in May.
Jamsil Raemian I-Park, consisting of a total of 2,678 households, attracted attention as the first large-scale branded complex introduced in the Jamsil area since 2005 at the time of sale. As a result, it successfully completed sales with a high average competition rate of 268 to 1 for first-priority subscriptions and is scheduled for move-in this December.
The commercial spaces in Jamsil Raemian I-Park are newly constructed in a branded large-scale complex supplied to the Jamsil area for the first time in about 20 years. They consist of 185 units from basement level 1 to the 5th floor. Among these, 67 units excluding 118 units allocated to union members will be offered for general sale.
One of the most notable points of the Jamsil Raemian I-Park in-complex commercial spaces is the abundant hinterland demand. These commercial spaces can absorb not only the fixed demand from 2,789 resident households but also the demand from approximately 8,729 nearby apartment households located within a 5-minute walking distance. Based on a total hinterland demand of about 12,000 households, it is expected to establish itself as a landmark in the local central commercial district.
In addition, the complex is a triple station-area commercial space adjacent to Jamsil Station on Subway Line 2, Mongchontoseong Station on Line 8, and Hanseong Baekje Station on Line 9, and a large influx of floating population using these stations is expected. For stable profit generation of commercial facilities, the location near stations, especially a 'multi-station area' where various lines intersect, is most important. In fact, commercial districts around stations with high floating populations tend to have lower vacancy rates and consistently steady sales.
Also, within a 1km radius, there are six elementary, middle, and high schools including Jamsil Elementary, Jamsil Middle, and Jamsil High School, providing excellent educational infrastructure. The in-complex commercial spaces are located at the center of these school commuting routes, naturally absorbing abundant floating population linked to elementary, middle, and high school commuting demand. This is also evaluated as a suitable condition for the entry of education-related businesses such as various academies and tutoring centers.
Furthermore, the commercial spaces are located at the center of an intersection, offering good visibility, and the parking lot entrance and exit are adjacent to the main road at the intersection, making it convenient for external vehicles to access the commercial area.
Along with this, several parks such as Olympic Park, Haneulgaram Neighborhood Park, and Onjomaru Neighborhood Park are located near the commercial spaces, allowing them to attract visitors using walking trails and exercise facilities, and stable profits can be expected regardless of weekdays or weekends.
A sales official emphasized, "In addition to the locational advantages of a residential-centered commercial district, it is a complex commercial area securing floating populations from school zones, park zones, and station zones."
The promotional center for the Jamsil Raemian I-Park in-complex commercial spaces is located in the Mongchontoseong Station area, opposite the site.
