Final Approval of Implementation Plan Granted, Accelerating Formation of New Residential Belt ‘Hyundai Techno Raywon City’

The Songjeol 1 District Urban Development Project in Cheongju City has recently received final approval for its implementation plan, marking the official start of the project. With this approval, all uncertainties regarding the project's progress have been completely resolved, and the supply procedures are expected to proceed smoothly.


Songjeol District is a large-scale urban development area adjacent to Cheongju Technopolis, where approximately 4,700 households of apartment complexes and quasi-residential facilities will be constructed. In particular, with SK Hynix's massive investment nearing 20 trillion won and the opening of Bukcheongju Station, regional development prospects continue to improve, drawing attention to not only Songjeol District but the entire northern Cheongju area as a key hub connecting the Seoul metropolitan area and the Chungcheong region. The opening of Bukcheongju Station is expected to coincide with the move-in period of the first residential complex in Songjeol 1 District, 'Hyundai Techno Ray One City,' further highlighting its locational premium.


A representative from the Cheongju real estate industry stated, "With the final approval of Songjeol 1 District, concerns about stability have been alleviated, raising expectations in the local real estate market. This is expected to enable the northwest area of Cheongju to emerge as a future growth hub equipped with both industry and residential conditions."


With the final approval of the implementation plan, the 'Hyundai Techno Ray One City' project is also expected to accelerate.


Located in Songjeol-dong, Heungdeok-gu, Cheongju City, this complex is planned to consist of 18 buildings ranging from 2 basement floors to 35 floors above ground, with a total of 1,817 units sized between 59 and 84 square meters. It will be a private rental housing with a sale conversion option, allowing residents to purchase their units at a fixed price after 10 years of residence. Additionally, resale, transfer, and sublease during the residency period are permitted, and contracts can be made by anyone without the need for a subscription savings account or residency requirements, attracting interest from both actual users and investors.


The complex will feature various community facilities such as a book caf?, study rooms, children's water play facilities, and a family camping site. Through a separate contract with CJ Freshway, breakfast and lunch services will be provided to residents. Furthermore, in partnership with YBMnet, a 'YBM Native English Classroom' will be operated within the complex, offering two years of free education to residents' children.


A representative of 'Hyundai Techno Ray One City' said, "Inquiries continue to pour in not only due to large-scale development benefits such as SK Hynix's investment and the opening of Bukcheongju Station but also because of the excellent quality of the complex itself. Currently, free benefits worth about 30 million won are being offered, including balcony expansion, three system air conditioners, entrance sliding doors, and alpha room sliding doors (for some types), so those interested should act quickly."
