According to Seoul City and Korail on the 4th, a service related to the construction of the Yongsan International Business District sales promotion center and the establishment of promotional exhibition materials was commissioned last month. Korail initiated the service to prepare an appropriate venue to introduce the Yongsan International Business District urban development project to investors and VIP visitors before the land sale scheduled for December this year.
The sales promotion center will be located within the project site and is planned to be built with three above-ground floors. The goal is to complete construction around November, one month before the sale. Exhibition spaces, lounges, and meeting rooms for VIP visitors will be established, and the rooftop will feature an observatory and photo zones overlooking the project site.
Korail will also engage in investor attraction and public promotion before the land sale. They have commissioned a comprehensive promotion service for the Yongsan International Business District. The purpose is to establish detailed implementation plans such as website construction, a virtual promotion center, and domestic and international offline events. Last month, Korail participated in MIPIM, an international real estate exhibition held in Cannes, France, to promote the Yongsan International Business District.
Korail, as the project implementer, and Seoul City will hold meetings and briefings targeting investors and companies to attract global enterprises and promote land sales. The government and Seoul City are also considering launching a Global Headquarters Attraction Team for joint promotion. Seoul City is accelerating efforts to attract global companies by forming a task force (TF) team aimed at attracting Asia-Pacific headquarters (branches, etc.) of global companies.
A Seoul City official explained, "We are preparing the implementation plan approval targeting November, and once approved, we will commence land sales. We also plan to establish a sales promotion center within this year to promote the land sale."
Seoul City completed the designation of the Yongsan International Business District urban development zone last November and designated Korail and SH Corporation as project implementers. Starting in May, SH Corporation will announce land compensation. Site development work such as roads and parks will begin within the year, and companies and residents are expected to move in as early as 2030.
The Yongsan International Business District is a project to create a three-dimensional city where work, residence, and leisure can be resolved in one place on the 495,000㎡ site of the railway maintenance depot behind Yongsan Station. A landmark building up to 100 floors with a maximum floor area ratio of 1700% will be constructed. The district is divided into the ‘Business Complex Zone’ featuring prime-grade offices, MICE (Meetings, Incentives, Conferences, and Exhibitions), and hotels; the ‘New Industry Business Space’ zone; and the ‘Business Support Zone’ where residential, educational, and cultural support facilities will be developed. The first complex development lot will be supplied to Korea Electric Power Corporation (KEPCO). The lot near major road networks will be provided to KEPCO as a power supply site, and office facilities will be developed above ground.
