Elevator-Linked System Also Introduced
Umi Construction announced on the 2nd that its asset management affiliate, Umi Estate, has introduced an artificial intelligence (AI)-based smart commercial space operation system.
The company deployed the AI cleaning robot 'Wheely J40' at Lake Como, a complex commercial facility in Hwaseong, Gyeonggi Province, enhancing both facility operation automation and efficiency.

The Wheely J40 detects floor contamination levels in real time and adjusts cleaning intensity accordingly. It automatically performs the entire process, including water replacement, wastewater drainage, mop washing, and drying, enabling 24-hour cleanliness maintenance.
An elevator-linked system called 'rEMS (Elevator Management System)' was also introduced to allow the robot to freely move between all floors. Built on a cloud-based platform, it is compatible with both new and old elevators. This helps improve space utilization and operational efficiency within large complex facilities.
Umi Estate stated, "We plan to expand the application of AI and robot technology to other commercial spaces," adding, "We will establish a future-oriented space operation model that strengthens customer-centered automation and eco-friendly management."
Umi Estate operates offices, commercial facilities, and rental housing, currently managing approximately 5,000 rental housing units across seven complexes. The company plans to expand its management scope to about 13,000 units in the future.
