Eased Payment Terms for 84 Land Plots Covering 83,000 Square Meters
Daegu Urban Development Corporation announced on the 27th that it will implement special measures, such as easing payment conditions, to boost the sales rate of general land plots in Kumho Waterpolis in Buk-gu, Geomdan-dong, Ansim New Town in Yulha-dong, Dong-gu, and Daegu National Industrial Complex in Guji-myeon, Dalseong-gun.
The Kumho Waterpolis development site is considered to have ideal development conditions thanks to its waterfront space formed along the northern Kumho River. With excellent metropolitan transportation accessibility and a development plan that connects the Kumho River waterfront, it will be created as an advanced complex district integrating industry, logistics, commerce, and residential areas.
Daegu Urban Development Corporation, which is developing the Kumho Waterpolis site, plans to attract industries related to the region's future growth engines, such as electronic information and communications, mechatronics, and new materials, to the industrial land. In addition, by concentrating 2,722 apartment units for a population of 10,533, 1,452 mixed-use residential units, and 39 single-family houses, it aims to promote balanced regional development and vitalize the local economy.
Furthermore, interest in the hinterland is rising due to the construction of access roads to establish an industrial logistics network with the nearby 3rd, Seodaegu, and Geomdan Industrial Complexes and Ishiapolis, as well as the planned construction of Urban Railway Line 4. Currently, Daegu Urban Development Corporation is supplying land on a first-come, first-served private contract basis.
The land available for private contract supply includes 25 commercial facility plots, 2 neighborhood living facility plots, 28 support facility plots, 4 single-family residential plots (with stores), and 2 parking lot plots within Kumho Waterpolis.
The commercial facility plots supplied this time are located in a general commercial area, with a total supply area of 29,832 square meters. These plots can be used for cultural and assembly facilities, sales facilities, medical facilities, business facilities, and accommodation facilities, in addition to Type 1 and 2 neighborhood living facilities. The unit price ranges from 8.11 million to 14.58 million KRW per 3.3 square meters.
The neighborhood living facility land in the quasi-residential area has a supply area of 1,495 square meters. It can be used for medical, educational and research, and business facilities, in addition to Type 1 and 2 neighborhood living facilities. The unit price ranges from 6.43 million to 8.54 million KRW per 3.3 square meters.
The support facility land in the quasi-industrial area has a supply area of 22,833 square meters. It can be used for medical, educational and research, business, and warehouse facilities, in addition to Type 1 and 2 neighborhood living facilities. The unit price ranges from 6.55 million to 8 million KRW per 3.3 square meters.
The single-family residential land in the Type 1 general residential area has a supply area of 1,192 square meters. Within 2/5 of the total floor area, Type 1 and 2 neighborhood living facilities can be installed on the first floor or below. The unit price ranges from 5.64 million to 6.78 million KRW per 3.3 square meters, and the parking lot land is supplied at 5.42 million KRW per 3.3 square meters for an area of 6,307 square meters.
Meanwhile, Daegu Urban Development Corporation recently completed contracts for approximately 23,000 square meters with future vehicle and robot parts manufacturers through large-scale corporate investment attraction in the Kumho Waterpolis industrial facility land, and completed contracts for 3,396 square meters with automobile, transportation equipment, and eyewear manufacturers through the 10th supply of industrial facility land.
Ansim New Town is an emerging residential belt in the eastern part of Daegu, where residential and commercial areas are harmoniously integrated. Daegu Urban Development Corporation has created an eco-friendly site by purifying contaminated soil within the development area, making it a new sub-center of Daegu with access to diverse living infrastructure in a clean environment.
It is adjacent to residential areas such as Dongho, Yulha District, and the Innovation City, and is close to cultural and living facilities such as the General Market, large supermarkets, and Ansim Creative Valley, making it a region with excellent residential conditions.
With the recent opening of the 61.6km-long 4th Ring Road and the northern road of Ansim New Town, which circles the outskirts of Daegu, transportation to any part of Daegu has become easier. The area is also close to subway Line 1 stations such as Yulha, Singi, and Banyawol, which is expected to increase the inflow of floating population.
Of the total 198 plots in Ansim New Town, 171 plots have been sold, with a sales rate of about 80%. The remaining plots currently being supplied by Daegu Urban Development Corporation on a first-come, first-served private contract basis are 11 quasi-residential facility plots and 7 general commercial plots, totaling 18 plots.
The quasi-residential facility plots (average area per plot: 433 square meters) have a floor area ratio of up to 400% and can be built up to 7 stories. The unit price ranges from 6.2 million to 7.9 million KRW per 3.3 square meters, which is relatively affordable, and up to two plots can be merged. For general commercial plots (average area per plot: 569 square meters), the floor area ratio is up to 700% and buildings can be up to 10 stories. The unit price ranges from 7.9 million to 12.8 million KRW per 3.3 square meters, and up to three plots can be merged.
Of the total 258 plots in Daegu National Industrial Complex, 223 plots have been sold, with a sales rate of about 82%. Currently, 4 commercial plots and 1 parking lot plot, a total of 5 plots, are being supplied on a first-come, first-served private contract basis.
The commercial facility plots (average area per plot: 2,109 square meters) have a floor area ratio of up to 800% and can be built up to 10 stories. The unit price ranges from 5.25 million to 6.38 million KRW per 3.3 square meters. The parking lot plot is 4,492 square meters, with a unit price of about 2.43 million KRW per 3.3 square meters.
Jung Myungsub, President of Daegu Urban Development Corporation, explained, "To revitalize the stagnant local real estate market, we plan to invigorate the regional economy through this private contract supply by raising the prepayment discount rate, offering long-term interest-free installment payments, and implementing a land brokerage incentive system for real estate agents."
