Same Complex Name as Adjacent Daelim Garak
Boundaries Removed and Shared Use of Community Facilities
Samsung C&T Corporation has been selected as the construction company for the Songpa Hanyang 3rd Reconstruction project. The complex name for Hanyang 3rd has been decided as 'Raemian Viachae,' the same as the Songpa Daelim Garak Reconstruction project won last month. Although these are separate reconstruction projects, a new model will be introduced to operate them as if they were a single complex.
Samsung C&T announced on the 23rd that it was finally selected as the construction company at the general meeting held by the Songpa Hanyang 3rd Reconstruction Association.
The Songpa Hanyang 3rd Reconstruction project is located on a 20,081㎡ site at 225 Bangi-dong, Songpa-gu, consisting of 6 buildings ranging from 3 basement floors to 33 above-ground floors, with a total of 507 households and neighborhood living facilities. The construction cost is approximately 259.5 billion KRW.
Songpa Hanyang 3rd is a station-area complex within 300 meters walking distance from Bangi Station on Subway Line 5, and nearby schools include Bangsan Elementary, Seryun Middle, Seokchon Middle, Bangsan High, and Changdeok Girls' High School. It boasts excellent natural surroundings such as Olympic Park and Seokchon Lake, as well as convenient residential infrastructure including Lotte Hotel World, Songpa District Office, and large hospitals.
Samsung C&T proposed a new integrated reconstruction model linking the Songpa Hanyang 3rd Reconstruction Association with the adjacent Songpa Daelim Garak Reconstruction project. This is the first case of applying a plan to operate two separate reconstruction projects as if they were one complex.
The two complexes adjacent to Bangi Station’s prime station area will transform into 1,374 households after reconstruction, with 507 households in Hanyang 3rd and 857 households in Daelim Garak. Samsung C&T proposed the new complex name 'Raemian Viachae' for both complexes and suggested a unified design, breaking down the boundaries between the complexes and incorporating shared spaces such as landscaping and community facilities into the design.
Considering that community facilities recently play a significant role in enhancing the luxury of the complex and residents' satisfaction, the community facility area was set at 1,181 pyeong (3,905㎡), which is 20% larger than the 991 pyeong (3,279㎡) area proposed by the association.
The existing 11 programs have been greatly expanded to 22 programs specializing in rest, exercise, and education. In the future, if the community facilities of the Daelim Garak Reconstruction complex are connected and jointly operated, residents will be able to enjoy a wider variety of community programs.
The open library located on the mid-level floors will provide high-quality educational and workspaces, including a study lounge, private reading rooms, group study rooms, and seminar rooms. The sunken community area, designed to enhance openness, will include diverse facilities such as a fitness center, lounge caf?, and private meeting rooms. Additionally, an emotional arcade-style shopping street is planned to provide convenience for the complex residents.

High-performance inter-floor noise prevention technology will be applied, and the living room and kitchen will be integrated to create an open and spacious area. Various specialized floor plans such as panoramic dining and 5-bay structures will be offered to provide a comfortable living environment.
