Guidance on Lease-Related Laws and Accompaniment Service for House Viewings Implemented

Mapo-gu (Mayor Park Gang-su) is operating the ‘Safe Lease Comprehensive Consultation Center,’ which has received great responses from residents.

Recently, disputes arising from jeonse fraud and rent increases, especially among young people with little experience in real estate contracts, have emerged as social issues.

In response, Mapo-gu has been operating the ‘Housing Lease Safe Contract Consultation Center’ since May 2023 to protect residents' property rights and prevent lease disputes. In July 2024, the ‘Commercial Rent Fair Trade Consultation Center’ was opened.

Earlier this year, the two centers were merged into one to simultaneously provide housing and commercial lease consultations under the name ‘Safe Lease Comprehensive Consultation Center.’

Here, licensed real estate agents with extensive knowledge and brokerage experience serve full-time as ‘Housing Safety Managers,’ supporting housing lease contract consultations, housing searches, and guidance on housing policies.

Additionally, a service is provided where the ‘Housing Safety Manager’ accompanies residents during house viewings to check for any overlooked issues or to ease concerns about viewing alone.

Furthermore, they offer specialized consultations on commercial lease matters to prevent disputes and create a stable business environment for tenants, including appropriate rent adjustments, contract renewals and terminations, contract drafting, and restoration to original condition, along with guidance on related laws.

Since the center’s opening until March 14, 2025, there have been 504 housing lease consultations and 53 commercial lease consultations.

The ‘Safe Lease Comprehensive Consultation Center’ operates from Monday to Friday, 1:30 PM to 5:30 PM, in a dedicated consultation room at the Real Estate Information Division of Mapo-gu Office. For residents who find it difficult to visit in person, telephone consultations are also available.

Moreover, if weekday visits are difficult, appointments can be made for house viewing accompaniment and other services on weekends.

In addition, Mapo-gu supports stable housing settlement for residents by implementing brokerage fee support projects for socially vulnerable groups.
