Despite a somewhat subdued real estate market, so-called ‘Chopuma’ apartments, which include elementary schools within their complexes, continue to lead the market with consistently high transaction prices. Especially since the 30s and 40s age group forms the main demand segment in the real estate market, these apartments are evaluated as having abundant waiting demand and excellent liquidity regardless of market conditions. As parents increasingly prioritize a safe commuting environment for their children, 'Chopuma' complexes have emerged as a key residential competitive advantage.


In fact, the ‘Songdo Xi The Star’ in Yeonsu-gu, Incheon, with a 84㎡ exclusive area, set a new record price by being traded at 1.02724 billion KRW in January this year. It is highly preferred in the area as a Chopuma complex that includes Incheon Songbit Elementary School, enabling safe commuting, and is analyzed to have secured steady waiting demand.


The ‘Lu One City 1st SK Leaders View’ supplied in Gajang-dong, Seo-gu, is also a school zone apartment easily accessible to Gahyeon Elementary School across the street, serving as a local landmark. This complex also broke its highest price record with the 84㎡ exclusive area traded at 790 million KRW in November last year. Notably, real estate values vary depending on the distance to the school; an apartment within a similar location but more than a 10-minute walk to Gahyeon Elementary School was traded at 699 million KRW for the 84㎡ exclusive area in October last year, despite having the same move-in period, showing a clear price gap.


The main reason why school zone apartments continue to set new record prices daily is that the main demand segment in real estate consists of the 30s and 40s age group with children. According to the Korea Real Estate Board, out of a total of 492,052 apartment sales transactions nationwide last year, 259,893 transactions were by the 30s and 40s age group, accounting for 52.8% of the total, indicating a strong demand base.


A real estate expert said, “Buyers with children prioritize safe commuting as the most important condition for home ownership, which is why Chopuma complexes serve as local landmarks. Moreover, when factors that increase real estate value such as proximity to subway stations (station zones) or green spaces (forest zones) are added, buyers can expect billion-won-level price gains after moving in, making these complexes even more preferred.”


In Bupyeong-gu, Incheon, ‘Harrington Square Sangok Station,’ jointly constructed by Hyosung Heavy Industries and Jinheung Enterprise, is attracting strong interest from parents. The complex includes an elementary school and kindergarten within its premises and is evaluated to provide a safe commuting environment with excellent school districts nearby.


Harrington Square Sangok Station is located in Sangok 1-dong, Bupyeong-gu, Incheon (Bupyeong Sangok Redevelopment Maintenance Project), and is a large complex with a maximum of 45 floors above ground and a total of 2,475 households, with 1,248 units planned for general sale. Construction is undertaken by Hyosung Heavy Industries, an affiliate of the Hyosung Group, and Jinheung Enterprise.
