Construction of a Mini New Town-Scale Residential Complex with 39 Buildings, 4,185 Households, 5 Basement and 29 Above-Ground Floors
Supply of Small-Sized Units for Young Workers and Newlyweds... Expected to Emerge as a Prime Residential Area Near Workplaces
Gwanak-gu (District Mayor Park Jun-hee) has approved the project implementation plan for the redevelopment and maintenance project of the Sillim 1 Redevelopment Promotion Zone (hereinafter referred to as Sillim 1 Zone) and announced it on the 13th.
The Sillim 1 Zone, located around 808 Samsung-dong, is a representative area of unauthorized building clusters in the district and was selected as the first rapid integrated planning redevelopment site in 2021.
In this area, a "mini new town"-scale apartment complex consisting of 39 buildings with 4,185 households, featuring 5 basement floors and 29 above-ground floors, is planned to be constructed. The district expects that the redevelopment of Sillim 1 Zone will improve residents' living environments and enhance urban competitiveness.
Sillim 1 Zone is adjacent to Seoul National University Venture Town Station on the light rail Sillim Line, offering excellent transportation accessibility, and is situated in a baesanimsu (mountain at the back, water in front) location with Gwanaksan Mountain and Byeolbitnaerin Stream nearby.
In particular, the site preserves the "hilly terrain" with a height difference of up to 20 meters between the highest and lowest points, designing it as an eco-friendly residential complex while securing views to enhance the competitiveness of the complex.
Furthermore, instead of the conventional uniform tower-shaped apartment buildings, various building types such as ▲scenic type ▲plate type ▲terrace type have been introduced to harmonize with nearby structures.
The "Landmark Building," adjacent to Seoul National University Venture Town Station, will be developed as a mixed-use residential and commercial building. The lower floors will be designed as a "linear structure" with shops lining the central waterside park of the complex. In particular, public rental shops will be introduced to support the resettlement of small business owners in the redevelopment area and contribute to revitalizing the local alleyway commercial district.
Many small-sized housing units will also be supplied for small households such as young workers and newlyweds. The district expects Sillim 1 Zone to emerge as a central residential area with close proximity to workplaces, given its adjacency to Gwanak S Valley Sillim Venture Startup Center.
At the center of the large complex, an ecological stream and waterside park extending from Samsungsan Mountain to the Han River will be established, providing a premium healing space for residents' rest and leisure culture.
Additionally, the district will open various community facilities such as ▲small libraries ▲daycare centers ▲together care centers to strengthen bonds among residents and promote the activation of the residential community.
District Mayor Park Jun-hee stated, "Once the redevelopment and maintenance project of Sillim 1 Zone is completed, the living environment, which was densely packed with unauthorized buildings, will be dramatically improved, and our district will be reborn as a competitive residential area. We will do our best to promptly advance the remaining maintenance projects to create a 'pleasant city Gwanak where residents want to live.'"
