Complex Layout Linked to Local Conditions
Creation of an Open Landscape in Harmony with the Han River
Securing Public Walkways Considering Pedestrian Routes

The area around 57-90 Jayang-dong, Gwangjin-gu, Seoul, which was densely packed with old houses, will be transformed into a large complex with about 2,900 households.


On the 14th, the Seoul Metropolitan Government held the 2nd Urban Planning Committee Rapid Integrated Planning Redevelopment Project and the Authorized Subcommittee meeting, and on the 16th announced that it had approved the revision of the maintenance plan decision and designation of the maintenance area (draft) for the 'Jayang 4-dong A District Housing Maintenance-type Redevelopment Project.'

The target site is an old residential area where detached houses and multi-family houses are mixed, and the walking and parking environment is poor. After being selected as a rapid integrated planning candidate site in December 2022, the maintenance plan was established in January last year.


The city plans to create a large complex of 2,999 households (including 554 rental housing units) that harmonizes with the Han River through the redevelopment project. The maximum number of floors is planned to be below 49, with a maximum height of 150 meters.


The maintenance plan floor area ratio, prepared to improve project feasibility, will also be applied. The existing zoning of Type 1 General Residential Area, Type 2 (up to 7 floors), and Type 2 General Residential Area has been upgraded to Type 3 General Residential Area. Accordingly, the standard floor area ratio was relaxed from 212.15% to 234.15% by applying a project feasibility adjustment factor of 1.1. The legal maximum floor area ratio will be relaxed to 299.95%.


The complex layout was planned to connect with the surrounding area. First, a linear space will be created in the center of the complex to establish a 60-meter-wide district green axis focused on green pedestrian paths connecting to the Han River. In addition, a connecting landscape will be created to provide a sense of openness toward the Han River, ensuring continuity with the green landscape.

Considering the movement routes and school commutes of the residents in the target area, public passageways will also be secured. The plan is to create a residential complex and pedestrian environment that conforms to the terrain through the redevelopment project.


Choi Jin-seok, Director of the Housing Office of Seoul City, stated, "We expect a significant improvement in the residential environment by supplying high-quality housing in the old residential area along with a harmonious urban landscape by the Han River."
