Jongam 8 District Transformed into Up to 39 Floors and 694 Households

Public Pedestrian Passageway Planned to Improve Access to Jeongneungcheon

Jongam 8 District near Wolgok Station on Line 6 will be transformed into a residential complex with up to 37 floors and 694 households.

On the 16th, the Seoul Metropolitan Government announced that the 2nd Urban Planning Committee's Rapid Integrated Planning Redevelopment Project and the Subcommittee on Authorized Matters approved the revision of the maintenance plan decision and the designation of the maintenance area (proposal) for the "Jongam-dong 3-10 area housing maintenance-type redevelopment project."


The target area is densely populated with old single-family and multi-family houses, and the residential environment is poor due to illegally parked vehicles and the lack of clear separation between sidewalks and roads. After being selected as a candidate site for rapid integrated planning in December 2022, a maintenance plan reflecting the Rapid Integrated Planning guidelines was established.


Through this review, the zoning will be upgraded from Type 2 general residential area (up to 7 floors) to Type 3 general residential area. Applying the relaxed floor area ratio allowed by the "2030 Urban and Residential Environment Maintenance Basic Plan," the ratio of sale units was increased to secure project feasibility. Among the 694 households, 102 are rental housing units.

To protect the educational environment of nearby schools and allow local residents convenient access to the Jeongneungcheon rest area, a public pedestrian passageway running east-west will be created within the complex. While securing an open space, a three-dimensional landscape plan considering urban aesthetics was established.


Choi Jin-seok, Director of the Housing Office of Seoul City, said, "With the designation of this maintenance area, we expect significant improvements in the residential environment through the supply of high-quality housing and the creation of a harmonious complex that considers the surrounding area in the old residential neighborhood with poor conditions."
