Transformed from 120 to 138 Households through Munjeong Hyundai Remodeling
Floor Area Ratio Relaxed to 125.29%, Parking Spaces Increased from 57 to 175
Songpa-gu (District Mayor Seo Gang-seok) announced on March 14 that it has approved the remodeling permit for the Munjeong Hyundai Apartment remodeling housing project located in Munjeong-dong.
This is the third remodeling permit approval case in Songpa-gu, and Songpa-gu has achieved the highest number of remodeling permit approvals for projects that increase the number of households nationwide.
Munjeong Hyundai Apartment, completed in 1991, established a remodeling association in March 2022 and promoted the remodeling project. Through close cooperation and strengthened communication between the association and Songpa-gu Office, the remodeling approval was obtained within three years of the association's establishment.
The remodeling project that increases the number of households was introduced with the revision of the Housing Act in 2012. Unlike the method of only expanding the area of existing housing, it allows an increase in the number of households through separate building extensions, reducing the economic burden on residents.
Munjeong Hyundai Apartment, scheduled to be constructed by Ssangyong Construction, will be transformed from the existing structure of basement level 1 to 10 floors above ground with 120 households to a structure with basement level 4 to 10 floors above ground, an additional 15-floor building, and 138 households through a horizontal extension remodeling that increases the number of households.
Additionally, community facilities such as a small library and an indoor playground are planned, and the increased 18 households will be sold through general sales.
Furthermore, the biggest drawback of existing old apartments, the parking issue, will be improved by expanding the underground parking lot. The number of parking spaces will increase from 57 (0.47 spaces per household) to 175 (1.26 spaces per household), enhancing the residential environment within the complex.
District Mayor Seo Gang-seok stated, “The approval of the Munjeong Hyundai Apartment remodeling project is expected to have a significant impact on improving the residential environment of old apartments nationwide,” and added, “We will continue to actively support the swift promotion of remodeling projects in the region to create a ‘pleasant and livable premium city.’”
Songpa-gu is playing a leading role in the remodeling project sector. Previously, the nationwide first horizontal extension remodeling project, Ogeum Anam Apartment, and the nationwide first vertical extension remodeling project, Songpa Seongji Apartment, were completed. Currently, 11 remodeling associations, including Garak Ssangyong 1st Apartment, the largest vertical extension remodeling project nationwide, are preparing for project plan approval.
