IU's Apartment 'Eterno Cheongdam' Becomes the Most Expensive Apartment This Year

Official Price Reaches 20.06 Billion KRW

'Eterno Cheongdam' in Cheongdam-dong, Gangnam-gu, Seoul, has earned the title of the most expensive apartment, surpassing 'The Penthouse Cheongdam.' Eterno Cheongdam is famous as the residence of singer IU and actor Song Joong-ki. It overtook The Penthouse Cheongdam, which had been the highest-priced apartment in Korea for four consecutive years until last year.

According to the 2025 official apartment price announcement released by the Ministry of Land, Infrastructure and Transport on the 13th, among 15.58 million apartment units nationwide, the apartment with the highest price is the 'Eterno Cheongdam' apartment with a net area of 464.11㎡. The official price here was 20.06 billion KRW, an increase of 7.2 billion KRW from last year.

At the time of sale in 2020, the sale price ranged from 13 billion to 30 billion KRW, marking the highest sale price in the history of Korean apartments. Move-in began in January last year, and the official price was disclosed for the first time that year. At that time, the official price was 12.86 billion KRW, ranking second after 'The Penthouse Cheongdam' (16.4 billion KRW).

'The Penthouse Cheongdam,' which had ranked first in official prices for four consecutive years until last year, dropped one rank to second place. The official price of the 407.71㎡ apartment rose by 810 million KRW from last year to 17.21 billion KRW. Located on the site of Hotel Elui, this apartment is a luxury residence with a view of the Han River. It is known to be home to actor couple Jang Dong-gun and Go So-young, golfer Park In-bee, and top math instructor Hyun Woo-jin, famous for his private academy lectures.

Following last year, all top 10 complexes this year are located in Seoul. The 3rd and 4th places are in Hannam-dong, Yongsan-gu. The 3rd place is the 'Nine One Hannam' apartment with a net area of 244.72㎡, known for housing several celebrities such as Big Bang's G-Dragon and singer Jang Yoon-jung. Its official price rose by 5.63 billion KRW from last year's 10.67 billion KRW to 16.3 billion KRW. The 4th place, 'Hannam The Hill,' with 244.75㎡, recorded an official price of 11.86 billion KRW, up 1.968 billion KRW from the previous year (9.892 billion KRW).

The 5th and 6th places are in Banpo-dong, Seocho-gu. The 5th place is Raemian One Bailey, which moved in August 2023, with 234.85㎡ and an official price of 11.09 billion KRW. The 6th place is Acro River Park, 234.91㎡, with an official price of 10.91 billion KRW.

Acro Seoul Forest in Seongsu-dong, Seongdong-gu, 273.93㎡, recorded 10.73 billion KRW, Park Hannam in Hannam-dong, Yongsan-gu, 268.95㎡, recorded 10.35 billion KRW. Galleria Foret in Seongsu-dong, Seongdong-gu, 271.21㎡ (9.135 billion KRW), and Traumhaus 5, a townhouse in Seocho-dong, Seocho-gu, 273.64㎡ (7.868 billion KRW) also ranked high.

Looking at property taxes such as property tax and comprehensive real estate holding tax based on changes in official prices of major complexes, Raemian One Bailey (84㎡) in Banpo, Seoul, is expected to have an official price of 3.436 billion KRW this year, with holding tax rising 35.9% from last year's 13.4 million KRW to 18.2 million KRW. In Apgujeong, Gangnam-gu, Shinhyundai 9th (111㎡) saw its official price rise 25.9% from 2.76 billion KRW to 3.476 billion KRW, with holding tax expected to increase 39.2% from 13.28 million KRW to 18.48 million KRW.

Meanwhile, the cheapest apartment nationwide is a multi-family house 'Jangneung Leisure Town' in Yeongwol-gun, Gangwon-do, with a net area of 17.76㎡, priced at 2.8 million KRW, up 70,000 KRW from last year. The second cheapest is 'Ilsin Housing,' a townhouse in Oncheon-ri, Suanbo-myeon, Chungju-si, Chungbuk, 23.4㎡, priced at 3.08 million KRW. The third is a multi-family house (2232-5) in Bongam-ri, Doyang-eup, Goheung-gun, Jeonnam, 13.2㎡, priced at 3.36 million KRW. The fourth is a multi-family house (153-10) in Moam-dong, Gimcheon-si, Gyeongsangbuk-do, 14.8㎡, with an official price of 3.63 million KRW.
