Apartment Complex with 1,360 Households Planned
Skyline Preserving Maebongsan Mountain's Landscape
Expected to Emerge as the Core of the Gaebong Living Zone
The area around 49 Gaebong-dong, Guro-gu, adjacent to the foothills of Maebongsan Mountain, will be reborn as a local living hub with about 1,360 households.
On the 11th, the Seoul Metropolitan Government announced that it had finalized the rapid integrated planning for the redevelopment project in the area of 49 Gaebong-dong. The area is an old low-rise residential district with excellent transportation accessibility, bordering Oryu IC and Nambu Beltway.

Through this rapid integrated planning, the city plans to build an apartment complex with about 1,360 households and around 35 floors in the target area. It is expected that the area around 49 Gaebong-dong will be reborn as the core area of the Gaebong living zone.
First, a creative urban landscape that allows views of Maebongsan Mountain was planned. The western low-rise area adjacent to Maebongsan will be arranged with buildings around 10 floors, and near Gaebong Middle School, a stepped skyline will be created considering sunlight impact. Near the planned station area at Gaebong 1-dong Intersection, a high-rise tower-type main building of about 35 floors will be placed.
Additionally, to secure open views from a pedestrian perspective, a V-shaped visual corridor will be secured along the Nambu Beltway and Maebongsan sections where major pedestrian paths intersect.
A north-south through road will also be constructed to establish a circulatory traffic system. The city plans to build a road connecting the northern Moa Town area of the target site, around 20 Gaebong-dong, to strengthen connectivity between regions.
Considering that the target site is adjacent to the planned station area on the Sin-Guro Line, the land use zone will also be upgraded. Furthermore, plans will be established by area to fit the urban system of the Gaebong living zone, encompassing Maebongsan, Gaebong Middle School, and low-rise residential areas.
Expansion of green spaces and living convenience facilities will also be undertaken. In the under-deck spaces created by the terrain difference near Gocheok-ro and Maebongsan, community facilities for residents will be established. Considering changes in the Gaebong Intersection area, where a total of six development projects including two Moa Town sites are planned, a complex space combining leisure and commercial functions will be prepared along the intersection.
Jo Nam-jun, Director of the Urban Space Headquarters of Seoul City, stated, "The area around 49 Gaebong-dong will be reborn as the center of the new Gaebong living zone along with infrastructure improvements such as ongoing development projects nearby, the opening of the Sin-Guro Line, and the leveling work of the Nambu Beltway."
Meanwhile, with this decision, 97 out of 165 rapid integrated planning target sites in Seoul have completed planning.
