Daehan Land Trust to Launch ‘Yonghyeon Woobang IU Shell Central Marine’ for Sale in March

The residential-commercial complex "Yonghyeon Woobang IU Shell Central Marine" is scheduled to be launched for sale in March in the Yonghyeon-dong area of Michuhol-gu, Incheon Metropolitan City. The project is implemented by the Saehan Apartment Housing Reconstruction and Maintenance Association in Yonghyeon 5-dong, with Daehan Land Trust Co., Ltd. acting as the project agent. Construction is handled by SM Steel Co., Ltd. and SM Gyeongnam Enterprise Co., Ltd.


"Yonghyeon Woobang IU Shell Central Marine" is located in Yonghyeon-dong, Michuhol-gu, Incheon, consisting of two buildings ranging from three basement floors to 41 floors above ground. Among the total 252 apartment units with exclusive areas of 59, 73, and 76㎡, 196 units will be available for general sale. Additionally, 76 officetel units with exclusive areas of 68 and 80㎡ will be constructed.


Featuring high floors, some units offer harbor views centered on Incheon Port. The complex is conveniently located near subway lines and highways, providing easy transportation access. Furthermore, various large-scale developments are currently underway in the surrounding area, which is expected to further increase residential value in the future.

"Yonghyeon Woobang IU Shell Central Marine" is located near Sungui Station on the Suin-Bundang Line. This allows direct travel without transfers to major metropolitan areas such as Seoul, Suwon, and Yongin. Additionally, just two stops away, passengers can transfer at Incheon Station to Line 1. The Incheon city government is currently promoting plans to add a GTX-B line (planned) stop on the Suin-Bundang Line, which, if confirmed, will further improve transportation convenience. Nearby highways include the 2nd Gyeongin Expressway and the Metropolitan Area 2nd Ring Expressway, facilitating easy vehicle access.

Benefits from large-scale development projects are also anticipated, notably the Incheon Inner Port Redevelopment Project and the Incheon Port Golden Harbor Development, both centered around nearby Incheon Port.


First, the "Incheon Inner Port Redevelopment Project" is the country's first public port redevelopment project led by a local government. It aims to create a marine cultural tourism complex city combining culture, tourism, commerce, and residential areas on Inner Port Piers 1 and 8 (429,000㎡). Construction is scheduled to begin this year, with infrastructure such as roads and water supply and sewage systems planned to be completed by 2028.


Next, the "Incheon Port Golden Harbor Development" aims to develop marine cultural tourism facilities combining leisure, relaxation, shopping, and entertainment. Located in Songdo-dong, Yeonsu-gu, Incheon, it consists of 11 lots covering a total area of 427,657㎡, with land development already completed. Currently, a European-style healing spa and resort are being developed. Additionally, theme parks, complex commercial facilities, and convention centers are planned.


The differentiated product appeal also draws attention. "Yonghyeon Woobang IU Shell Central Marine" boasts a maximum height of 41 floors, offering beautiful harbor views centered on nearby Incheon Port for some units. Since residential complexes with sea views are rare in the metropolitan area, a rise in residential value due to high rarity is expected. Furthermore, all units are medium to small-sized, which are highly preferred for residence, making it suitable for newlyweds or 2-3 person households. The south-facing design maximizes natural light and ventilation, which is also noteworthy.
