Gyeonggi Province will support consulting costs so that owners of aging apartment complexes can determine whether to proceed with remodeling or reconstruction projects at an early stage.
Gyeonggi Province announced on the 6th that it plans to select and support six complexes preparing to promote reconstruction and remodeling projects by receiving recommendations from cities and counties by the 21st.
This project will be conducted in three types: ▲ remodeling ▲ remodeling-reconstruction comparison ▲ reconstruction consulting.
Gyeonggi Province started a pilot project targeting eight complexes from 2021 to 2022, and in 2023, it selected eight complexes including Sangwoo 1st Apartment in Gwangmyeong City, and in 2024, it is conducting consulting projects for seven complexes including Mido Apartment and Hwangsong Village Apartment in Seongnam City.
The remodeling consulting target is apartment complexes that have been completed for more than 15 years and have not received approval for the establishment of a union. The remodeling-reconstruction comparison consulting and reconstruction consulting targets are apartment complexes that have been completed for more than 30 years and have not formed a promotion committee. For all three types, more than 10% of the owners must agree to apply for the public offering.
Applications must be submitted in the name of the residents' representative meeting to the remodeling (reconstruction) department of the relevant city or county.
Selected complexes will receive professional consulting, including customized redevelopment project plans reflecting residents' opinions and on-site conditions, business feasibility analysis, and calculation of household contributions. The service cost is 100 million KRW per complex, with Gyeonggi Province and the cities/counties each bearing 50%.
Son Im-seong, Director of the Urban Housing Office of Gyeonggi Province, said, "It is important to provide objective information at the early stages of apartment complex redevelopment projects so that residents can make informed decisions," adding, "We will strive to expand the project to ensure smooth promotion of redevelopment projects."
