The scale of commercial real estate investment in Seoul has reached an all-time high, sparking increased interest in a new mega complex business town in the metropolitan area.
According to the '2024 Q4 Domestic Commercial Real Estate Market Report' released by CBRE Korea, a real estate specialist company, Seoul's commercial real estate investment amount last year was 22 trillion KRW, a 49% increase compared to the previous year. This is the highest record in nine years since 2015.
This boom in Seoul's commercial real estate market is led by the office market. In fact, over 60% of Seoul's commercial real estate transactions last year were in offices, and especially in Q4, more than 80% of all transactions were office deals. The report analyzed that large-scale office transactions are actively taking place in major Seoul business districts such as Jongno, Magok, and Yeouido.
Real estate experts said, "At the end of last year, large-scale transactions worth between 600 billion KRW and 800 billion KRW were conducted in major Seoul business districts. Despite the unfavorable economic climate, the demand from companies wanting offices located in so-called 'Grade A' locations is reaching its peak."

Amid this atmosphere, a mega complex business town in Deok-eun District, Goyang, Gyeonggi Province, adjacent to Seoul's major business districts Mapo and Yeouido, is emerging as a new investment destination. The protagonist is IS Dongseo's 'IS Valley,' which is evaluated as a complex business town harmoniously blending office, cultural, and commercial facilities.
'IS Valley' is being developed on five blocks in the Goyang Deok-eun business district, boasting an excellent location adjacent to Sangam DMC, Yeouido, and Magok districts. Additionally, it has the advantage of being a 'Hangang Forest Zone' with abundant green spaces such as the Han River and World Cup Park.
Currently, over 80% of 'IS Valley' has been sold, with all units of officetels completely sold out. Only parts of blocks 6 and 7 of the business facilities in 'Deok-eun DMC IS Biz Tower,' located in blocks 6 to 10 within Deok-eun District, remain available for sale and are nearing completion of sales.
'Deok-eun DMC IS Biz Tower' boasts a total floor area more than twice that of the 63 Building (approximately 160,000㎡) and larger than Lotte World Tower (approximately 320,000㎡), attracting attention as a new landmark office facility representing the metropolitan area.
Recently, as companies have been actively moving into the Goyang Deok-eun District area, office facilities are being completed one after another, establishing it as a new business hub. With Sangam DMC and Yeouido office facilities reaching saturation, corporate demand for relocation is expected to increase further.
Excellent accessibility to Seoul is also noteworthy. It is directly adjacent to Sangam-dong, and via Gayang Bridge, it takes 6 minutes to reach Gangbyeonbuk-ro and 8 minutes to Olympic-daero, making travel to Yeouido, Magok, and other areas convenient.
Moreover, the Ministry of Economy and Finance has confirmed the placement of 'Deok-eun Station' in Deok-eun District, raising expectations for transportation benefits. 'Deok-eun Station' will be a stop on the Daejang-Hongdae Line and is scheduled to open early in 2030.
