Purchase Housing Project Briefing Session to be held on the 11th
Seoul Housing and Communities Corporation (SH Corporation) announced on the 4th that it will purchase 2,917 newly contracted purchase rental housing units this year.
The total purchase target for 2025 is 5,350 units, and excluding the carryover volume purchased in 2024 (1,206 units) and the pre-purchase announcement volume for 2024 (1,000 units), SH Corporation plans to purchase 2,917 units.
Since detailed matters such as supply targets for 227 units (200 support housing units, 27 remodeling I units) have not been finalized, they will be announced later.
On the 28th of last month, SH Corporation announced the purchase of a total of 2,917 units across five types: Newlywed I, Newlywed II (linked with Mirinae House), General, Youth, and Rental Dormitory.
Among these, the Newlywed II type, linked with Mirinae House, will purchase 1,707 units, accounting for about 60% of the total target volume.
The Newlywed II type is planned to be supplied to newlyweds as Mirinae Houses by utilizing purchase rental housing as part of Seoul City's housing policy, the "Expansion Plan for Public Housing for Newlyweds to Overcome Low Birthrate."
Starting from the 2025 purchases, incentives will also be introduced to activate the supply of purchased housing and strengthen financial support for sellers. To expedite project implementation, the period from purchase announcement to contract signing will be shortened by three months, from eight months to five months.
To help alleviate financial difficulties for project operators, the payment ratio will also be improved. Currently, 40% of the contract amount is paid as the agreement fee, 20% as the deposit, and 40% as the balance, but going forward, it will change to 50% agreement fee, 30% deposit, and 20% balance.
Using the Urban Housing Special Guarantee product from the Housing and Urban Guarantee Corporation (HUG), financial support will be strengthened to enable low-interest loans from first-tier financial institutions for up to 90% of the total project cost.
Additionally, to enhance understanding of the Newlywed II (Mirinae House) new purchase type, pre-consultations will be conducted for project operators (sellers).
Applications for housing sales will be accepted from February 28 to March 28. More detailed information on purchase criteria and procedures can be found in the purchase announcement posted on the SH Corporation website. SH Corporation will also hold a 'Purchase Housing Project Briefing Session' on the 11th.
