Base Rate Cut Draws Attention to Newly Built Apartments with Quick Move-In, 'Pentacity Donghwa I Wish' [Pentacity Donghwa I Wish Bird's-eye View]

In the real estate market, which is closely related to interest rates, the announcement of a base interest rate cut is expected to reduce loan interest burdens and increase housing purchase demand. Accordingly, newly built apartments before the base rate cut are gaining attention. Analysts suggest that securing newly built apartments under the price ceiling system, which do not reflect the increased raw material costs, could bring capital gains when the real estate market recovers in the future.

According to the Bank of Korea, the Monetary Policy Committee announced on the 25th that it would lower the base interest rate from 3.00% to 2.75%. This rate cut is a measure considering the high exchange rate and sluggish domestic demand, and there is also a possibility of further rate cuts. This is expected to have a positive impact on the construction industry and the real estate market.

Real estate experts predict that newly built apartments will emerge as beneficiaries of the interest rate cut, especially forecasting a premium increase for apartments whose prices have remained the same as four years ago. Newly built apartments under the price ceiling system, which do not reflect the rise in raw material prices, will be a good choice for expecting future capital gains.

Meanwhile, ‘Pentacity Donghwa I Wish,’ located adjacent to the central commercial district within Pohang Pentacity, is about to be occupied and is conducting its final sale at the same price as four years ago. For an exclusive area of 84㎡, the sale price is around 9 million KRW per 3.3㎡, offered at an affordable total price in the 300 million KRW range. Additionally, with completion scheduled for March 2025, quick move-in is possible, providing great appeal to consumers.

‘Pentacity Donghwa I Wish’ allows buyers to pay 5% as a deposit and 95% as the balance upon move-in, significantly reducing the initial financial burden. Also, through a limited contract congratulatory promotion, the first deposit is eased, and free items are provided when opting for balcony expansion.

A special feature of this complex is its proximity to the central commercial district compared to other apartments in Pentacity, offering excellent living convenience and the ability to move in quickly upon the scheduled March 2025 occupancy. Additionally, an event is underway (limited to 30 people) where Samsung/LG clothing stylers, TVs, or robot vacuum cleaners (choose one of three) are given on a first-come, first-served basis.

‘Pentacity Donghwa I Wish’ is located in the Buk-gu district of Pohang within Pentacity, consisting of a total of 6 buildings and 522 households, constructed with 2 basement floors and 29 above-ground floors. The number of households by supply area is ▲84㎡ 359 households ▲117㎡ 158 households ▲148㎡ 1 household ▲165㎡ 2 households ▲199㎡ 2 households.
