Four Integrated Reviews Passed for Moa Town and Moa Housing in Mangwon-dong and Others... 4,035 Units to be Supplied

A total of 4,035 Moa Housing units will be supplied near Mangwon-dong in Mapo-gu and Ssangmun-dong and Banghak-dong in Dobong-gu, Seoul.


On the 21st, Seoul City held the 4th Small-scale Housing Maintenance Integrated Review Subcommittee and announced on the 23rd that it had passed the integrated review for the Moa Housing project implementation plan at 454-3 Mangwon-dong, Mapo-gu, along with three other cases.

The sites that passed the integrated review this time are △Moa Housing in the area of 454-3 Mangwon-dong, Mapo-gu △Moa Housing in the area of 459 Mangwon-dong, Mapo-gu △Moa Town in the area of 618 Banghak-dong, Dobong-gu △Moa Town in the area of 460 Ssangmun-dong, Dobong-gu.


A total of 320 households (58 rental units) will be supplied in the areas of 454-3 and 459 Mangwon-dong, Mapo-gu. First, the area of 454-3 Mangwon-dong, Mapo-gu will have 218 apartment units supplied across 5 buildings, ranging from 2 basement floors to 25 floors above ground. Floor area ratio relief and zoning upgrades (from Type 2 General Residential (up to 7 floors) to Type 2 General Residential) will be applied due to the construction of rental housing. Additionally, considering that the site is an old low-rise residential area with narrow roads, a 2-meter sidewalk will be created using public space, and vehicle and pedestrian systems will be improved by separating pedestrian and vehicle paths.


The area of 459 Mangwon-dong will have 102 apartment units (16 rental units) supplied across 2 buildings, ranging from 3 basement floors to 20 floors above ground. Zoning upgrades (from Type 2 General Residential (up to 7 floors) to Type 2 General Residential) will also be applied to this site. To facilitate smooth passage for vehicles and pedestrians, the road width will be expanded from the existing 4?6 meters to 8 meters, and an open children's playground and rest area will be created.


In the area of 618 Banghak-dong, Dobong-gu, 5 Moa Housing sites with 1,949 units (371 rental units) will be supplied. This site is a low-rise residential dense area with about 79% of old buildings. Considering the traffic volume and surrounding conditions such as nearby schools and markets, the width of Dodang-ro 13da-gil will be expanded from 6 meters to 12 meters. Additionally, to create a pleasant market environment, a park adjacent to the market will be planned, and open shared facilities such as sports and childcare facilities will be provided.


In the area of 460 Ssangmun-dong, Dobong-gu, 4 Moa Housing sites with 1,766 units will be supplied. Zoning upgrades for the project area (from Type 1 and Type 2 General Residential (up to 7 floors) to Type 2 General Residential), as well as maintenance and expansion of maintenance infrastructure, will be applied.


Considering that the area of 460 Ssangmun-dong has poor residential conditions due to narrow roads and parking difficulties, the road width will be expanded from the existing 4?9 meters to 10?12 meters. Additionally, a new park will be established within the site, and a children's park will be relocated and expanded. Ui-cheon-ro 38-gil will be developed as a community street, and open community facilities such as shared-use facilities will be concentrated there. Considering the site’s sloped terrain with an elevation difference of 55 meters, a phased land development plan has also been established.
