Korea Land and Housing Corporation (LH) will begin the main subscription on the 19th for 764 general sale units across three blocks (A4, S5, S6) within the 3rd phase new town Gyeonggi Goyang Changneung public housing site.


The general sale units consist of 292 units in block A4, 297 units in block S5, and 175 units in block S6. Among the 1,401 pre-subscription applicants, only 1,028 (73.4%) participated in the main subscription, increasing the units from the original 391 to 764.


Block A4, out of a total of 900 units, will start with subscriptions for the Newlywed Hope Town. A total of 603 units are targeted. The general subscription units are 292. The remaining 297 units will be supplied later as Happy Housing. Block A4 consists of a single exclusive area size of 55㎡. The average sale price is about 550 million KRW. Move-in is scheduled for January 2028.


Blocks S5 and S6 will begin the main subscription with special supply recommended by institutions. The general supply main subscription will be held on the 20th and 21st. Block S5 will have a total of 759 units. By exclusive area, there are 112 units of 51㎡, 118 units of 59㎡, 41 units of 74㎡, and 26 units of 84㎡. The general subscription units are confirmed at 297. The average sale prices are 480 million KRW for 51㎡, 550 million KRW for 59㎡, 680 million KRW for 74㎡, and 770 million KRW for 84㎡. Move-in is also scheduled for January 2028, same as block A4.


Block S6 consists of a total of 430 units with two types of exclusive areas: 59㎡ and 74㎡. The general subscription units total 175, with 132 units of 59㎡ and 43 units of 74㎡. The average sale prices are approximately 570 million KRW for 59㎡ and 710 million KRW for 74㎡. Move-in is scheduled for December 2027.


The Goyang Changneung public housing site covers an area of 7.89 million square meters in Wonheung-dong, Dongsan-dong, and Yongdu-dong, Deogyang-gu, Goyang-si, Gyeonggi Province. It is close to Seoul’s Eunpyeong-gu and Mapo-gu, and adjacent to GTX-A Changneung Station (opening in 2030), Seoul-Munsan Expressway, and Jayuro.


The market expects this to be successful as the first public sale of the 3rd phase new town this year, offering newly built apartments that are cheaper than surrounding areas and have high accessibility to Seoul. The announcement of winners is planned for the 6th of next month, with contract signing scheduled for May.
