It has been confirmed that a social welfare facility (daycare center) will be included in the reconstruction of Yeouido Shibeom Apartment in Yeongdeungpo-gu, Seoul. The redevelopment project is expected to accelerate.
On the 13th, the Seoul Metropolitan Government announced a change to the 'Yeouido Shibeom Apartment Reconstruction Redevelopment Zone and Redevelopment Plan Decision.' This comes 1 year and 4 months after the redevelopment plan was revised and approved following the review by the Seoul City Urban Planning Committee.
The apartment complex is expected to be transformed into 2,473 households with a maximum height of 65 floors. Of these, 2,130 units are planned for general sale, including those allocated to union members, and 343 units will be rental housing. The sale price for union members is set at 2 billion KRW based on a net area of 84㎡.
The zoning of the complex will be upgraded from the existing Type 3 General Residential Area to a Semi-Residential Area. The Shibeom Apartment will donate a total floor area of 29,000㎡ for cultural facilities on the site designated for multi-family housing and a cultural park, along with 112 units of public rental housing and a three-dimensional pedestrian walkway.
The controversial daycare center will be built on floors 1 to 4 above ground, with a total floor area of 2,332㎡. Previously, the Shibeom Apartment had been in conflict with the Seoul Metropolitan Government for over a year regarding the donation of the daycare center. Residents opposed the city's demand to donate the daycare center in exchange for benefits such as a maximum floor area ratio of 400% and a maximum height of 65 floors, but last year they agreed to accept it and have been negotiating with the city since then.
Meanwhile, Shibeom Apartment, completed in 1971, is the oldest complex in Yeouido, currently consisting of 1,584 households in buildings up to 13 floors high.
