The Sinjeong-dong area in Nam-gu, known as the Gangnam of Ulsan, continues to attract intense demand for housing sales, drawing attention. As the phenomenon of owning a “smart single property” intensifies, it is analyzed that demand is steadily continuing in Sinjeong-dong, Ulsan’s most preferred residential area.
According to the Ulsan real estate industry, last year in Sinjeong-dong, new housing complexes such as 'Laels' sold out completely, followed by 'Munsuro Kumho Eoullim The First' and 'Munsuro Artis,' all of which were fully sold out. This contrasts with complexes supplied in the outskirts of Ulsan, which are still recording unsold units.
The industry evaluates that the strong sales momentum in Sinjeong-dong mirrors the ongoing sales fever in Seoul’s Gangnam area. In particular, Sinjeong-dong, together with the adjacent Ok-dong, forms Ulsan’s largest prestigious school district and boasts an excellent study environment supported by a large-scale academy district, leading to a steady influx of the main housing market demand group, the 30-40 age generation.
An industry insider stated, “In addition, the Sinjeong-dong area is well-equipped with various infrastructure facilities necessary for residential life, including large parks such as Ulsan Grand Park, Ulsan City Hall, Ulsan Hospital, and Lotte Department Store, making it a place with abundant demand wishing to enjoy these amenities.” He added, “Also, as the Ok-dong living area, which was considered a preferred residential area in Ulsan during the 1990s and early 2000s, has expanded, it is now recognized as essentially the same residential zone, leading to continued inflow of relocation demand seeking to move away from the aging Ok-dong area.”
The industry expects this concentration of demand for Sinjeong-dong to continue for some time. In addition to existing infrastructure, various development projects are accelerating, adding expectations for future value appreciation.
In fact, around Bongwol-ro near Sinjeong-dong, efforts are being intensified to form a new residential belt through the development of approximately 4,000 housing units. Furthermore, the development of Ulsan’s first urban railway Line 1 (planned) is also underway, with anticipated benefits from this project.
Amid this situation, Dongbu Construction announced in February the sale of 'Munsuro Centreville Edu-riche,' which is expected to once again attract strong interest from buyers.
