GTX-A Changneung Station Planned
391 Units Available for General Subscription
On the 31st, Korea Land and Housing Corporation (LH) announced that it will begin the main subscription for the 3rd phase new town Goyang Changneung starting today. The target includes a total of 1,792 households across 3 blocks (A4, S5, S6).
Goyang Changneung covers an area of 7.89 million square meters in Wonheung-dong, Dongsan-dong, and Yongdu-dong, Deogyang-gu, Goyang-si, Gyeonggi Province. It is close to Seoul’s Eunpyeong-gu and Mapo-gu, and is adjacent to GTX-A Changneung Station (opening in 2030), Seoul-Munsan Expressway, and Jayuro.
These three blocks have excellent locations. The pre-subscription competition rates were 6:1 for A4, 43:1 for S5, and 26:1 for S6. In particular, the 84㎡ type in S5 block recorded a highest rate of 165:1.
The A4 block (Newlywed Hope Town) consists of 603 public sale households. The general subscription portion is 186 households. It has a single exclusive area of 55㎡, and the average sale price is around 550 million KRW. Childcare facilities such as daycare centers, care centers, and libraries will be established.
The S5 block consists of 759 households. It is composed of exclusive areas of 51㎡, 59㎡, 74㎡, and 84㎡. The general subscription is 126 households. The average sale prices are ▲51㎡ 480 million KRW ▲59㎡ 550 million KRW ▲74㎡ 680 million KRW ▲84㎡ 770 million KRW. These prices are reasonable compared to surrounding market prices.
The S6 block consists of 430 households. It is composed of exclusive areas of 59㎡ and 74㎡. The general subscription is 79 households. The average sale prices are ▲59㎡ 570 million KRW ▲74㎡ 710 million KRW.
All three blocks are equipped with smart mailboxes, unmanned parcel delivery, AI parking guidance, smart ventilation, and standby power cut-off systems.
Subscriptions will be in February, winners announced in March, and contracts in May. Move-in is scheduled for December 2027 for A4 block, and January 2028 for S5 and S6 blocks. Detailed information can be found on the LH Subscription Plus platform, and phone consultations are also available.
Model houses will be set up in the Goyang-si area of Gyeonggi Province. They will be open starting February 8th, first for pre-subscription winners, then for general subscription applicants. Model houses for 55㎡, 59㎡, and 84㎡ types and augmented reality (AR) experiences will be available. If visiting is difficult, a cyber model house can be used.
Kim Seong-yeon, head of LH’s Northern Gyeonggi Regional Headquarters, said, "Starting with Goyang Changneung, high-quality public sale housing in excellent locations such as the 3rd phase new towns will be actively supplied from this year. We will do our best to ensure timely supply through thorough project schedule management."
