Expectations Rise for Partial Opening of Seoul-Sejong Expressway
in Yongin's Semiconductor Cluster Hinterland
The real estate market in Cheoin-gu, Yongin, Gyeonggi Province, is receiving significant attention at the beginning of the year 2025. This is due to its locational advantage as a hinterland for the semiconductor cluster that recently heated up the Yongin real estate market, along with greatly improved transportation conditions following the opening of the Guri?Anseong section of the Seoul-Sejong Expressway at the end of last year. As accessibility to Seoul has greatly improved, expectations are spreading that various urban development projects will be promoted in the surrounding area.
The Seoul-Sejong Expressway is a 128 km-long highway connecting Seoul and Sejong Special Self-Governing City, running north-south through the middle area between the Gyeongbu Expressway and the Jungbu Expressway. It starts from Namguri, passing through Seohanam, Yongin, and Anseong City, and reaches Sejong City.
Among these, the 72 km section connecting Guri, Yongin, and Anseong was opened in December last year. In Yongin City, it can be accessed via the Bukyongin IC located in Maesan-ri, Mohyeon-eup, Cheoin-gu. The Anseong?Sejong section (56 km), scheduled to open at the end of this year, will also be accessible through the Namyongin IC currently under construction in Hakil-ri, Wonsam-myeon, Cheoin-gu. Furthermore, by the end of 2028, the Dongyongin IC will be established in Songmun-ri, Yangji-myeon, Cheoin-gu. This means that three highway ICs connecting to the Seoul-Sejong Expressway will be installed within Cheoin-gu. Moreover, the Seoul-Sejong Expressway allows travel at speeds of up to 120 km/h, significantly enhancing accessibility between Seoul, the metropolitan area, and Sejong City.
Yongin City is also promoting the construction of a 32 km privately financed highway connecting Mohyeon-eup, Cheoin-gu, to Uiwang and Gwangju. An environmental impact assessment is currently underway. Yongin City plans to install the ‘Mohyeon IC’ near National Route 43 passing through Neungwon-ri, Mohyeon-eup, and is also considering linking it with the Seoul-Sejong Expressway.
With the opening of this highway, Mohyeon-eup will be able to easily travel eastward to Wonju and Gangneung via the ‘Second Yeongdong Expressway’ from Gwangju City, and westward to Anyang and Incheon Airport by connecting to the ‘Second Gyeongin Expressway’ from Uiwang City. This will establish a comprehensive transportation network with excellent connectivity.
An official from a real estate agency in Yongin said, “With the opening of the Seoul-Sejong Expressway, residents of Mohyeon-eup can now travel to Seoul, Uijeongbu, and Pocheon without passing through the habitual congestion areas like Gwangju City or Seongnam City,” adding, “As transportation convenience has greatly improved, we expect real estate values to rise accordingly.”
In fact, perspectives on the real estate market in Cheoin-gu, Yongin, which has emerged as the biggest beneficiary of the partial opening of the Seoul-Sejong Expressway, are changing. With reduced travel time to central Seoul, some even regard it as part of the ‘Seoul living zone.’ Consequently, interest in apartments in Cheoin-gu is increasing, especially among actual buyers seeking a pleasant residential environment in the outskirts of the metropolitan area.
A resident living in Pogok-eup, Cheoin-gu, said, “Before the opening of the Seoul-Sejong Expressway, it took over two hours to reach northeastern Seoul, but now it has been reduced to about 40 minutes,” expressing joy that “we can now enjoy leisure time freed from traffic congestion.”
From this perspective, attention should be paid to ‘Yongin Dunjeon Station Epyt,’ being built by HL D&I Hanla Co., Ltd. in Geumeo-ri, Pogok-eup, Cheoin-gu, Yongin City. On February 10, a non-ranking subscription for some remaining units will be held. The announcement of winners will be on February 13, and contracts will be signed the next day, February 14, at the model house located in Pungdeokcheon-dong, Suji-gu, Yongin.
This apartment is being developed as a residential complex serving as a hinterland for the Yongin semiconductor cluster. The sale price is set about 150 million KRW lower than the average market price of surrounding apartments, offering potential capital gains. Moreover, regardless of the contract date, resale of the pre-sale rights is allowed anytime after March 10, with no mandatory residence period.
This apartment is the first project in the Yongin area after HL D&I Hanla Co., Ltd. changed its apartment brand from ‘Hanla Vivaldi’ to ‘Epyt,’ and except for some units, all types were sold within the ranking.
Yongin Dunjeon Station Epyt is a large complex consisting of 13 buildings with 1,275 households, ranging from three basement floors to a maximum of 29 floors above ground, and will be developed as a landmark apartment in Yongin, a semiconductor city. It will include various community facilities and commercial facilities, which are advantages of a large-scale complex. Additionally, it will provide a safe education infrastructure and customized education-specialized services such as AI-based college aptitude consulting, making it a landmark high-end residential complex representing Yongin City. Move-in is scheduled for July 2027.
Besides the expressway, this apartment is equipped with various transportation networks. It is located within walking distance of Dunjeon Station on the Everline light rail. Using the light rail, it takes about 20 minutes to reach Giheung Station (transfer point) on the Suin-Bundang subway line. From Giheung Station, residents can easily access Seoul Gangnam, Bundang, and Pangyo areas in Gyeonggi Province via the Bundang Line. Using Local Route 57, it connects to the Yongin Semiconductor Cluster general industrial complex in Wonsam-myeon, where SK Hynix is operating. Also, National Route 45, exempted from preliminary feasibility studies, connects to the advanced system semiconductor national industrial complex in I-dong and Namsa-eup led by Samsung Electronics.
Furthermore, Yongin City is actively promoting the extension project of the Gyeonggang Line connecting Gyeonggi Gwangju Station and Namsa Station, which is expected to further expand the metropolitan transportation network.
Yongin Dunjeon Station Epyt will operate its model house in Dongcheon-dong, Suji-gu, Yongin City, even during the Lunar New Year holiday period (except on Lunar New Year’s Day), allowing consumers to visit freely for consultations. The project is implemented by KD Development Co., Ltd., constructed by HL D&I Hanla Co., Ltd., and sales are handled by Nisose D&C Co., Ltd.
