- Signs of Buyers Rushing to Secure Homes Amid Economic Instability, Impeachment Situation, and Rising Construction Costs
- "Gwangmyeong Useung Hanneul La Foret" Draws Continued Attention for Its Reasonable Price in the 900 Million KRW Range for National Standard Size Units
From the beginning of the new year, uncertainty in the real estate market is intensifying. This is due to the combined effects of economic instability and the impeachment political situation. Amid this, additional increases in construction costs and the resulting rise in sale prices are forecasted this year, leading to expectations that the burden on buyers will increase further.
Starting this year, 'Zero Energy Building Certification' will be mandatory for private apartments with 30 or more households, which is expected to cause additional construction cost increases. In particular, with factors such as rising raw material prices, labor costs, prolonged high inflation, and high interest rates continuing to exacerbate construction cost increases, industry analysis suggests that sale prices could rise by up to 30% accordingly.
An industry insider said, "In this situation, combined with the worsening construction market, buyers' concerns are expected to grow even more," adding, "Recently, there are opinions that supply volume will shrink due to strengthened risk management by construction companies and lending institutions, which will inevitably reduce buyers' options."
Given these circumstances, among buyers, there is a noticeable movement to hasten home purchases to avoid the ongoing market instability. In particular, interest is focusing on pre-sold complexes with reasonable prices.
Notably, in Gwangmyeong City, 'Gwangmyeong Useung Hanneul La Foret,' the first private apartment supplied in the Gureumsan district, is attracting continuous interest from buyers due to its reasonable sale price. This complex is especially eye-catching as it is the first in Gwangmyeong City to apply the Zero Energy grade, which causes additional construction cost increases, thereby raising its level of attention.
In fact, Gwangmyeong Useung Hanneul La Foret is proceeding with the project after receiving preliminary certification for an energy self-sufficiency rate of 21.74%, corresponding to ZEB Grade 5 (energy self-sufficiency rate 20?40%) according to the evaluation by KCL (Korea Conformity Laboratories). This Grade 5 certification is the first in Gwangmyeong City.
On the other hand, despite this Zero Energy Building Certification, the price has been set quite reasonably compared to surrounding market prices. The complex's sale price for exclusive areas of 83?84㎡, which is the national standard size, is set in the 900 million KRW range. This is considered very reasonable compared to other complexes in Gwangmyeong City, which, despite having lower energy efficiency grades than Gwangmyeong Useung Hanneul La Foret, offer national standard size units at around 1.1 to 1.2 billion KRW.
An industry insider said, "Especially when compared to the recent Seoul and metropolitan area sale markets, where national standard size prices have surpassed 1.5 billion KRW even in outer Seoul areas and places like Anyang, the competitiveness is even greater," according to industry analysis.
Meanwhile, Gwangmyeong Useung Hanneul La Foret, which combines both energy efficiency and reasonable pricing, will be developed on Block A4 of the Gureumsan district in Gwangmyeong City. It will consist of 10 buildings ranging from 2 basement floors to a maximum of 18 floors above ground, with exclusive areas of 83 and 93㎡, totaling 444 households.
It holds symbolic significance as the first private apartment in the Gureumsan district, a long-awaited project in Gwangmyeong City. All units are composed of medium to large sizes above the national standard size, which is rare in Gwangmyeong City, and feature a 4-bay design.
The complex is within walking distance of Seomyeon Elementary School and Anseo Middle School, securing a safe commuting zone for young children. It also boasts excellent educational conditions with prestigious high schools such as Sohago and the Haan-dong academy district nearby.
Additionally, it is adjacent to KTX Gwangmyeong Station and offers convenient access to Seoul Metropolitan Subway Lines 1 and 7. The surrounding area includes Soha IC, the 2nd Gyeongin Expressway, and the Gangnam Circular Expressway, providing a dense road transportation network. Notably, this allows access to the Gangnam area within about 20 minutes, which is highly praised for its excellent connectivity to Gangnam.
Moreover, the Gureumsan Urban Natural Park (approximately 670,000㎡), about three times the size of Yeouido Park (approximately 230,000㎡), is nearby, offering a pleasant living environment. It is also close to the Gwangmyeong Station area, allowing residents to share abundant living infrastructure such as IKEA, Lotte Mall, Costco, E-Mart, and Chung-Ang University Gwangmyeong Hospital in the Gwangmyeong Station district.
A sales representative said, "Especially, the Gureumsan district, where the complex is being developed, is expected to form a new residential hub in Gwangmyeong City by creating synergy with the nearby Gwangmyeong Siheung district, the largest among the 3rd New Towns, as well as the planned Gwangmyeong Hagon district and Gwangmyeong Haan 2 district," adding, "There is steady interest and inquiries from buyers aiming to secure future value."
