Dongmoon Construction with Specialized On-site Education, 'Wonju Dongmoon The East' in the Spotlight

Dongmoon Construction with Specialized On-site Education, 'Wonju Dongmoon The East' in the Spotlight

As private education expenses continue to rise, residential complexes with 'education-specialized communities' that can enhance educational quality at reasonable prices are gaining attention. This environment is especially advantageous for parents who are highly interested in their children's education.


According to Statistics Korea, the participation rate in private education was 78.5% on average for elementary, middle, and high school students in 2023. The average monthly private education expense per student was △455,000 KRW in 2021 △524,000 KRW in 2022 △553,000 KRW in 2023, showing a steady increase of 14% over three years.


As a result, education-specialized complexes are also spotlighted in the real estate market. In Baegot-dong, Siheung-si, Gyeonggi-do, the ‘Halla Vivaldi Campus Phase 1’ unit A with an exclusive area of 84㎡ (13th floor) was traded for 585 million KRW in December this year. Compared to the pre-sale price of 312.7 million KRW at the time of the resident recruitment announcement, this reflects a premium of over 250 million KRW. The complex houses a large library and a separate large-scale study center where educational programs such as 1:1 small group study and tutoring linked with Chosun Education are conducted.


Meanwhile, Dongmoon Construction’s ‘Wonju Dongmoon The East’ in Gwansel-dong, Wonju-si, Gangwon-do, is attracting attention with its All-Care education-specialized system. The complex offers specialized communities and customized content for children and families. Dongmoon Construction’s ‘Wonju Dongmoon The East’ plans to include the ‘Jjaegak Crocodile Kids Center’ within its community facilities, where residents with young children can receive free childcare services for two years.


Additionally, the well-known academy brand ‘Daechi Nuri Education,’ staffed by instructors from the Daechi-dong academy district, is scheduled to open in the complex. Tuition fees for one child per household will be subsidized by 50% for two years after moving in, allowing residents to enjoy excellent educational environments comparable to those in Seoul’s Gangnam area.


Residents can also enjoy Dongmoon Construction’s unique specialized design and pleasant natural surroundings. The complex features various themed landscaping such as walking trails and playgrounds, creating a park-style complex with a planned open wind corridor that connects with nature.


‘Wonju Dongmoon The East’ is located right in front of the Wonjucheon Stream walking trail and is within a five-minute walk to Wonjucheon Stream, Chiaksan Mountain, Baegunsan Mountain, Beodeulmanigong Park, and Dangun Park, boasting a comfortable living environment. Some units also offer unobstructed views of Wonjucheon Stream, Chiaksan Mountain, and Baegunsan Mountain.


The community facilities include a fitness center, golf practice range, coin laundry, and a small library. Inside the units, the layout maximizes lighting and ventilation with south-facing orientations and primarily 4BAY slab-type designs (except for some units). Additionally, space utilization is enhanced with features such as pantries and dressing rooms.


The location is also excellent. It is close to urban infrastructure in Wonju, including Hanaro Mart, Homeplus, Wonju Premium Outlets, and Wonju Medical Center. Nearby are also the planned Emart Traders in the Innovation City and Saint Hospital, enhancing convenience. Educational facilities such as Gwansel Elementary School and Yeongseo High School are within walking distance.


The complex is surrounded by the Jungang Expressway and National Route 19, providing convenient regional transportation. Since the opening of the Jungang Line double-track railway from Wonju to Jecheon in 2021, it takes about an hour to reach Seoul Cheongnyangni Station from Wonju Station. Especially, with the scheduled opening of the Gwansel Hi-Pass IC in 2025, highway accessibility in the eastern Wonju area, including Bangok and Gwansel-dong, is expected to improve further.

Special benefits for contract holders include a 35 million KRW cash move-in congratulatory gift, 5% interest-free down payment, and full interest-free intermediate payments. Additionally, for certain types and floors, events such as free balcony contract deposits, complimentary high-end stylers, and a 1 million KRW happiness option support fund will be offered.
