After Redevelopment, 19 Above-Ground Floors with 363 Households
170 Integrated Public Rental Units · 193 Long-Term Lease Units
Seoul Housing and Communities Corporation (SH) has received approval for the redevelopment project plan of the aging rental apartment complex, Sanggye Madeul Complex, the first of its kind in South Korea.
SH announced on the 2nd that it has obtained housing construction project plan approval from the Seoul Metropolitan Government and plans to officially announce the Sanggye Madeul Complex redevelopment project on the 9th.
SH has been promoting a project to redevelop public rental complexes that are over 30 years old since their completion. Sanggye Madeul and Hagye 5 Complexes in Nowon-gu were designated as pilot project sites, and with the recent approval of the Sanggye Madeul project plan, the project is expected to accelerate.
The Sanggye Madeul Complex is a permanent rental housing complex located in Sanggye-dong, Nowon-gu. The project involves demolishing the existing five-story buildings with 170 units (33㎡ each) and redeveloping them into buildings ranging from two basement floors to 19 above-ground floors with 363 units. The redeveloped units will be resupplied as 170 integrated public rental units and 193 long-term lease housing units (39㎡ and 45㎡ each).
Following the approval of the redevelopment housing construction project plan, existing residents will be relocated to nearby permanent rental housing or purchased rental housing, and demolition work will proceed within the year. SH plans to complete the project by 2028.
Within the complex, various community facilities and green spaces will be planned under the theme of "Park for Everyone," allowing residents and nearby neighbors to use them together. In accordance with the 'Seoul Rental Housing Innovation Plan' announced in 2022, the project will apply the latest interior designs and high-quality products, and install various auxiliary welfare facilities such as a small library, fitness center, community caf?, and guest house.
Hwang Sang-ha, President of SH Corporation, stated, "Sanggye Madeul is the first public rental housing redevelopment project in the country and will serve as an advanced model for future redevelopment projects of aging rental housing complexes. We will improve the living conditions of aging public rental housing, promote the supply of high-quality housing, and contribute to residential stability."
