Meteus Asset Management announced on the 27th that it will proceed with a large-scale complex logistics center development project in Jangam-ri, Icheon-si, Gyeonggi-do. As an asset management company, it executed project financing (PF) loans worth 120 billion KRW through major lenders including Kyobo Life Insurance.
Meteus Asset Management is carrying out this development through a project financing vehicle (PFV). It secured stability by signing a 15-year long-term lease agreement with a major domestic distribution and logistics corporation. The logistics center will serve as a logistics hub in the metropolitan area, maximizing logistics efficiency through investment in automation facilities. The focus is on reducing operating costs and increasing growth potential.
The logistics center is a low-temperature complex logistics center with two basement floors and three above-ground floors, covering a site area of approximately 51,000㎡ and a total floor area of about 62,000㎡. Aven Construction, a subsidiary of Dong-A Socio Holdings, is responsible for construction, aiming for completion in January 2027.
The logistics center is located just a 2-minute drive from Seoicheon IC on the Jungbu Expressway. It offers excellent accessibility to Seoul and the metropolitan area via the Yeongdong Expressway and the Metropolitan Area 2nd Ring Expressway. Its geographical advantage was the biggest factor in being selected as a metropolitan hub center.
This year, Meteus Asset Management achieved results including the sale of Centum Science Park, the Y318 building in Daechi-dong, and the logistics center in Sujeong-ri, Icheon, as well as arranging bridge loan financing for the Incheon Dohwa-dong data center and establishing a blind fund for the Construction Workers’ Mutual Aid Association.
A representative of Meteus Asset Management stated, "Although the logistics warehouse development market is currently challenging, we were able to create a stable project structure based on excellent location and long-term lease contracts with reputable operators. We will continue to devote ourselves to developing assets that satisfy both tenants and investors."
