A commercial facility up to 20 stories high will be developed near the Yonsei Severance Building at Seoul Station.

On the 19th, Seoul City announced that the 'Designation of Maintenance Area and Maintenance Plan Decision for the Urban Maintenance-type Redevelopment Project at Namdaemunro 5-ga 84-1 Area' was approved with modifications at the 17th Urban Planning Committee meeting.


The Namdaemunro 5-ga 84-1 area is located between the already developed Yonsei Severance Building and the Grand Central Building in front of Seoul Station. It is a section densely packed with nine small buildings over 30 years old. With this designation of the maintenance area, the floor area ratio is set to be up to 842%, and the height limited to 100 meters, based on building donations and other factors.


According to the architectural plan, a single commercial facility building with 20 floors above ground will be constructed. Neighborhood living facilities to activate the streetscape along Sejong-daero will be placed on the basement 2 to ground 1 floors, and office facilities will be located from the 3rd to the 20th floors. Public rental office facilities will be created on the 2nd floor above ground and donated.

The project site was protruding due to existing old buildings, causing inconvenience to pedestrians. The city included in the maintenance plan the creation of a street rest-type public open space along Sejong-daero to ensure continuity of the pedestrian path connecting Seoul Station to Namdaemun. Rest facilities will also be placed within the public open space to link with the neighborhood living facilities on the ground floor.


Seoul City stated, "With this designation of the maintenance area, it is expected to induce commercial complex development of an appropriate scale in the commercial district around Seoul Station, contributing to revitalizing the downtown area and enhancing urban competitiveness."
