‘Asan Tangjeong Xi First City’ Special Supply on 19th, First Priority Subscription on 20th

Visitors are flocking to the model house of ‘Asan Tangjeong Xi First City,’ located in the Dongsan-ri area of Tangjeong-myeon, Asan-si, Chungnam. Situated on the central axis connecting Buldang District, a representative area of Cheonan, and the large-scale urban development project planned for Asan Tangjeong 2 Urban Development Project (planned, hereafter Asan Tangjeong 2), it boasts a truly convenient live-work proximity location, attracting strong interest from both end-users and investors.


According to GS Construction, about 15,000 people visited the Asan Tangjeong Xi First City model house during the three days from its opening on Friday the 13th through the weekend. Despite the cold weather, queues formed early in the morning, and the interior of the model house was bustling with visitors. Customers from the Chungcheong region, including Asan and Cheonan, as well as from the metropolitan area for investment purposes, were noticeable. Even while waiting for consultations, customers actively discussed development plans around the complex and future price prospects with acquaintances.

The most notable aspect for visitors is undoubtedly the location. Asan Tangjeong Xi First City is situated on the central axis connecting Buldang District and the large-scale urban development project planned for Asan Tangjeong 2. The adjacent Buldang District is known as the top residential preference area leading apartment prices in Asan and Cheonan, equipped with excellent living infrastructure including prestigious academies. The ‘Cheonan Buldang Ziwell The Sharp’ in Buldang-dong, with a floor area of 84㎡, was traded at 847 million KRW in July and at 980 million KRW in 2021. The 112㎡ unit recorded a new high price of 1.55 billion KRW.


Asan Tangjeong 2, planned to be built on the west side of Asan Tangjeong Xi First City, will accommodate about 45,000 people. Construction is scheduled to start in 2025 and complete in 2029, with land compensation currently underway. A planned elevated connecting road from Asan Tangjeong 2 and Buldang District to the project site is expected to further improve accessibility.


A customer from Asan said, “I have been interested for a long time because it is adjacent to Buldang District, and when I heard about the sale this time, I visited the model house early in the morning. Everyone in the area knows the location is good, and I think the sale price is reasonable compared to the prices of aging apartments in Buldang District.”


Asan Tangjeong Xi First City also attracts attention for its live-work proximity location, allowing easy access to various industrial complexes in Asan and Cheonan. It offers convenient commuting along Samsung-ro to Samsung Asan Display City, Samsung Electronics Nano City Onyang Campus, Samsung SDI Cheonan Plant, and general industrial complexes in Asan and Cheonan. Additionally, large shopping facilities such as department stores, Costco, and E-Mart are easily accessible.


A visitor from Cheonan said, “Most apartments in the Asan and Cheonan area claim to be live-work proximity, but upon closer inspection, they mostly only facilitate commuting to specific industrial complexes. I work in Asan, and my wife works in Cheonan, but Asan Tangjeong Xi First City is a truly live-work proximity apartment that makes commuting to various industrial complexes in both Asan and Cheonan easy, which will greatly reduce commuting burdens.”


The excellent floor plans, updated in November under the renewed Xi brand, also received favorable reviews. The model house offers 59㎡ A, 84㎡ A, and 84㎡ B unit types, allowing customers to see the layouts firsthand and apply for their preferred type. The complex is arranged mainly facing south to maximize sunlight and ventilation, providing a pleasant living environment. A slab-type structure with four or more bays is applied to 95% of all units to maximize space and sunlight. Features such as pantries and dressing rooms enhance storage space and usability. Five units of 125㎡ are offered as penthouses on the top floors.


The community center, ‘Club Xi-an,’ is planned to include a fitness club, golf practice range, GX room, sauna with bathing facilities, and a reading room. Notably, on the 34th floor of the main building, the residents-only sky lounge ‘Club Cloud’ will house a book caf? curated by Kyobo Bookstore’s book curation service and a guest house.


A newlywed couple met at the model house said, “The 59㎡ unit type has a well-designed space, making interior use excellent. With the recent increase in households of two or fewer people, we believe demand will remain steady, so we plan to apply for this sale. We also liked the luxurious community facilities that suit a newly built brand apartment.”


Applications will be accepted on the Korea Real Estate Agency’s Apply Home website, starting with special supply on December 19 and first-priority applications on December 20. Winners will be announced on December 30, and contracts will be signed from January 10 to 12, 2025.


Eligibility for application requires applicants to be residents of Asan-si, Chungnam, Daejeon, or Sejong as of the announcement date, aged 19 or older, with at least six months of subscription to a housing subscription savings account, and meeting deposit requirements by region and area to qualify as first priority. Ownership of a house does not disqualify first-priority application, and re-winning restrictions do not apply. Immediate resale is possible after full payment of the 10% deposit.


A sales official said, “Located next to Buldang District, the top residential preference area, and especially with the construction of Asan Tangjeong Xi First City, the city connecting Buldang District, Asan New Town Central City, and Asan Tangjeong 2 will emerge, becoming a new residential hub representing the region. We will do our best to develop the Xi Town, consisting of a total of 3,673 households, into an apartment where long-awaiting buyers can live with pride, matching its scale and brand.”


Meanwhile, Asan Tangjeong Xi First City is the first supply within the Asan New Town Central City urban development project, planned to be built on three blocks (A1, A2, A3) with a total of 3,673 households. The project will begin sequential sales starting with the A1 block (basement 2 floors to ground 35 floors, 6 buildings) with 797 households (59, 84, and 125㎡ units).


The model house is located in Buldang-dong, Seobuk-gu, Cheonan-si (next to Buldang 119 Safety Center), and move-in is scheduled for the second half of 2027.
