- 'Geomdan New Town Prugio The Park' Subscription on 17th (Tue) via Cheongyak Home Special Supply
- Incheon Seo-gu Average Sale Price per 3.3㎡ Rises 8.3% in One Year... Premium Expected for Price Ceiling System Complex
Located in the AA28 block area of Geomdan New Town in Incheon, ‘Geomdan New Town Prugio The Park’ is scheduled to hold a discretionary supply subscription on the 17th (Tuesday) via the Cheongyak Home platform for some remaining units.
Discretionary supply applications can be submitted by anyone aged 19 or older as of the announcement date or by a minor household head, even without a subscription savings account. Subscription savings account membership, re-winning restrictions, and home ownership status do not affect eligibility to apply.
‘Geomdan New Town Prugio The Park’ will be constructed with 13 buildings ranging from 5 basement floors to 20 above-ground floors, totaling 919 households, with exclusive areas ranging from 84 to 99㎡. The winner announcement is scheduled for December 20th (Friday), and document submission and contract signing are planned for December 21st (Saturday).
Recently, among buyers, there is a growing perception that “the current sale price is the cheapest” due to soaring pre-sale prices. According to KB Real Estate, when converting the average apartment sale price per square meter to 3.3㎡, the sale price in Seo-gu, Incheon, as of November this year, recorded 17.84 million KRW, which is 8.3% higher than the same month last year (16.48 million KRW). The pre-sale price has been set higher than the average sale price for all of Incheon (16.82 million KRW), attracting more attention to new complexes. This complex is subject to the pre-sale price ceiling system, so future capital gains are also expected.
Additionally, from three years after the initial resident selection date (winner announcement date) until move-in, resale of the pre-sale rights is allowed. For ‘Geomdan New Town Prugio The Park,’ resale will be possible after November 21, 2027, which is three years after the winner announcement date (November 20, 2024). The scheduled move-in date is December 2027, and the designated move-in period is generally set to 60 days (planned). Resale before move-in reduces acquisition tax and has no residency obligation, thus no balance payment burden.
The complex offers abundant living infrastructure. It is within walking distance of Wanjeong Station on Incheon Subway Line 2. Within a 1km radius of the complex are Majon Middle School and Geomdan High School, and especially Majon Elementary School is located within 500m, allowing for walking school commutes. Various commercial facilities, hospitals, banks, as well as large marts such as Lotte Mart (Geomdan branch) and E-Mart (Geomdan branch) are also available.
Moreover, it benefits from rapid transportation improvements that will shorten commuting times. There is a planned extension of Incheon Subway Line 1 from Gyulhyeon-dong, Gyeyang-gu, Incheon to Geomdan New Town in Seo-gu, totaling 6.825km, with Geomdan Hosu Park Station expected in 2025. Considering the complex’s scheduled move-in date of December 2027, residents are expected to be able to use this line after moving in.
Prugio’s unique specialized design is also anticipated. From the ‘Real-time Energy Monitoring System’ that allows efficient energy management by checking energy usage in real time, to the ‘One Pass System’ where the main entrance door automatically opens and the elevator automatically descends and waits when carrying a smartphone, as well as smart systems like Wall-Pad that enable lighting control, heating control, remote meter reading, and elevator calling, residents can experience advanced smart features.
Each household is provided with a storage room located on the 4th basement floor of each building, as well as an entrance storage room and dressing room within the unit, creating ample living space. Additionally, Prugio’s exclusive option products called ‘Life Up’ enhance space utilization with kitchen specialization and storage systems, and introduce styling options that create sophisticated spaces to improve quality of life and upgrade daily living.
