Reconstruction of Jaehwa Square near Gongdeok Station to 24 Floors
An apartment complex with up to 29 floors and 775 households will be built in the vicinity of Boramae Station on Subway Line 7 and the Sillim Line.
On the 11th, Seoul City held the 17th Urban and Architectural Joint Committee meeting and announced on the 12th that it had approved a revised district unit plan decision for the construction of long-term rental housing in the Boramae Station area of Dongjak-gu.
The site, located at 364-190 Sindaebang-dong, Dongjak-gu, falls under the Boramae Station area according to the long-term rental housing construction operation standards. However, due to the concentration of old and deteriorated buildings, there has been a continuous need for residential environment improvement.
With this decision, a total of 775 households will be built on the site, ranging from three basement floors to 29 floors above ground. Among them, 171 units will be long-term rental housing, accounting for about 22% of the total households. Nearby roads such as Yeouidaebang-ro 22na and Baro-gil will be widened and connected. A welfare facility for elderly home care will also be constructed.
During the review, the 'Jae-hwa Square' located in the super station area of Gongdeok Station on Subway Lines 5 and 6, Airport Railroad, and Gyeongui-Jungang Line was also approved for a revised district unit plan to redevelop it into a 24-story office building in Yeomni-dong 168-9, Mapo-gu.
The site, located at the entrance of the Gyeongui Line Forest Trail, recently saw the completion of an urban maintenance-type redevelopment project on the northern side of the trail. Therefore, there was a need to improve the pedestrian environment on the southern side and strengthen the central functions around Gongdeok Station.
With the designation of this district unit plan area, the existing building will be redeveloped into office facilities and cultural facilities ranging from six basement floors to 24 floors above ground, as well as facilities needed by the community. The office facilities plan to house the headquarters of a large corporation and operate startup, venture, and employment support centers, as well as a complex cultural experience space. Public facilities to be created as separate buildings include public rental stores, shared kitchens, Seoul-style kids cafes, senior leisure welfare facilities, and health clinics.
Through donations in kind, the plan aims to revitalize the streetscape of the lower floors and create open spaces, public pedestrian paths, and pedestrian-only roads connected to the Gyeongui Line Forest Trail. Following this decision, the project is scheduled to undergo permits and reviews by the Architectural Committee, with construction expected to start in the first half of next year and completion targeted for 2029.
