The redevelopment plan for Mokdong Complex 14, which will be rebuilt into a maximum of 49 floors with 5,181 households, has passed the Seoul city review. It is the second among the Mokdong redevelopment complexes, following Complex 6.

On the 27th, Seoul City announced that the 12th Rapid Integrated Planning Maintenance Project and other special subcommittee meetings approved the establishment of the redevelopment maintenance plan, designation of the maintenance area, and landscape review (proposal) for Mokdong Complex 14 in Yangcheon-gu, with modifications.


After redevelopment, Mokdong Complex 14 will be transformed into a total of 5,181 households (including 738 rental housing units). The originally planned maximum number of floors was 60 during the public inspection of the maintenance plan, but reflecting the results of the Rapid Integrated Planning advisory meetings, the maximum floors were adjusted to below 49. The floor area ratio was applied at 300% or less.


Constructed in 1987, Mokdong Complex 14 consists of 34 buildings and 3,100 households, making it the largest complex in the Mokdong New Town area. It passed the safety inspection in January 2023 and applied for Rapid Integrated Planning in April of the same year. The maintenance plan passed the review six months after the public inspection announcement in May.


During the redevelopment process, a 'nursing facility for the elderly' will be built as a public contribution facility. It is also planned to provide public care services for the elderly in the area. A Seoul city official explained, "Originally, the plan was to relocate the welfare center for the disabled, but the city’s demand survey concluded that there is a shortage of nursing facilities for the elderly, so the plan was changed to introduce a nursing facility for the elderly as a public contribution facility."

Mokdong Complex 14 is close to Yangcheon-gu Office Station on Line 2 and adjacent to Anyangcheon Stream. It is surrounded by resident rest areas such as Yangcheon Park and Yangcheon Haenuri Sports Park, as well as schools including Sinmok Elementary, Mokil Middle, and Sinmok High School.


Considering this location, the maintenance plan includes the installation of a neighborhood park along Anyangcheon-ro. An open space is planned at the central junction of the complex to secure an open area, while promoting street activation linked with neighborhood living facilities and expanding rest facilities.


The width of Mokdongdong-ro, the road along the Mokdong central district, will be expanded by 3 meters from 25 meters, and the internal road (Mokdongdong-ro 8-gil) will be widened by 5 to 6 meters from 15 meters to secure bicycle lanes and pedestrian spaces. Pedestrian-only roads and public pedestrian passages connecting the surrounding complexes and Yangcheon-gu Office Station on Line 2 will be installed to improve pedestrian accessibility for local residents.


Seoul City plans to announce the maintenance plan reflecting the modifications approved during this review process, including layout plans, landscape plans, building forms, and adjustments to the scale of parks and social welfare facilities. The architectural plan will be finalized after integrated reviews (architecture, traffic, education, environment, etc.) in the future.


Han Byung-yong, Director of the Housing Office of Seoul City, stated, "Mokdong Complex 14 is the first case of the Rapid Integrated Planning advisory project method within the Mokdong district and the largest complex in the Mokdong area. We expect that not only this complex but also the surrounding residential environment will be greatly improved."
