Green Space-Rich Office Facility 'Magok I-Park The Urban' Now Available for Sale

Located Near Transit Hub with Adjacent Botanical Garden and Park

HDC Hyundai Development Company is offering for sale the knowledge industry center "Magok I-Park Dearban," an office facility where culture and leisure can be enjoyed within the Magok district of Seoul.

Magok I-Park Dearban is located in Magok-dong, Gangseo-gu, Seoul, consisting of 206 units across 5 basement floors to 11 above-ground floors, with a total floor area of approximately 72,000㎡. It comprises 118 units for sale and 88 units for lease.


Magok I-Park Dearban provides a pleasant working environment. It is close to the Seoul Botanic Park, which spans about 504,000㎡?roughly twice the size of Yeouido Park?and the Wetland Ecological Park. It is also adjacent to cultural parks such as Munhwa Park and Eoullim Park.


The location is ultra-convenient with excellent transportation networks. It is only 300 meters from Yangcheon Hyanggyo Station on Subway Line 9, reachable within a 3-minute walk. Balsan Station on Line 5 and Magoknaru Station on the Airport Railroad are also accessible on foot. Through Olympic-daero and Gonghang-daero, it is easy to access downtown Seoul and the metropolitan area, and Gonghang-daero provides good connectivity to Gimpo Airport and Incheon International Airport.


Synergy effects can also be expected with companies settled in the Magok district. The Magok Industrial Complex is an advanced research and development (R&D) industry cluster, with over 200 domestic and international companies in fields such as Information Technology (IT), Biotechnology (BT), and Nanotechnology (NT) having signed lease contracts. Approximately 150 companies, including LG, Lotte, Kolon, and S-Oil, have completed their move-in.


Development of the Magok MICE complex, including CP1, CP2, CP3-1, and CP3-2, is actively underway in the Magok district of Gangseo-gu. The mixed-use complex, which includes office facilities, hotels, convention centers, and cultural facilities, will be nine times the size of the World Cup Stadium and about twice the size of COEX.


Magok I-Park Dearban features a courtyard structure that provides excellent natural lighting. The facility plans to include a promotional exhibition hall, makerspace, and shared meeting rooms. Underground, a sunken plaza will be created as a meeting space and a place for corporate promotion and exchange. The design also includes a multipurpose hall, fitness center, community yard, and a shared warehouse of approximately 970 pyeong (about 3,206㎡).
