- Gangneung's Leading Emerging Residential Area 'Hoesan District'... First New Apartment in 6 Years Highlights Scarcity Value
- High Future Value and Reasonable Sale Price... Official Contracts Proceed Amid Expectations of Future Price Gains
The brand-new residential hub of Gangneung, Hoesan District’s brand apartment ‘Gangneung Atera,’ will begin official contracts for three days from Monday, November 25 to Wednesday, November 27.
‘Gangneung Atera’ consists of three buildings ranging from two basement floors to a maximum of 28 floors above ground, with a total of 329 units sized between 84 and 166㎡. It features a variety of floor plans, broadening the range of housing options. Specifically, the units are composed of 84㎡, 99㎡, 115㎡, 146㎡, 147㎡, and 166㎡ types.
The Hoesan District, where ‘Gangneung Atera’ is being developed, currently has about 1,600 apartment units. In the future, an additional approximately 2,440 apartment units along with various lifestyle convenience facilities will be constructed. Once development is fully completed, it is expected to rapidly emerge as Gangneung’s core residential area with a high degree of housing completeness. Notably, ‘Gangneung Atera’ is the first apartment to be sold in Hoesan District in six years, raising expectations for its high rarity value.
Recently, Hoesan District has been actively attracting population inflow, transforming into Gangneung’s residential center. Areas with increasing populations typically see a significant rise in residential value based on strong housing demand.
According to the Ministry of the Interior and Safety, as of October this year, the population of Naegok-dong, located right next to Hoesan District in Gangneung City, reached 18,545, an increase of more than 2,000 compared to the previous year. This contrasts with the population decline in Gyodong, which has long been considered the central living area of Gangneung, over the past year. The increase in population moving nearby is interpreted as a result of new apartments being developed around Hoesan District. Considering that Hoesan District is still in the development phase, the population residing here is expected to grow further.
Along with this high future value, the pricing is also reasonable. ‘Gangneung Atera’ is priced at approximately 13 million KRW per 3.3㎡ for the 84㎡ units. Especially since there are almost no apartments offering large-sized units in the surrounding area, there are expectations for future price increases.
Positive reviews continue regarding the excellent floor plans. Visitors to the ‘Gangneung Atera’ model house have expressed that the master bedroom and kitchen are designed to be quite spacious across all unit types, leaving a strong impression. The general consensus is that the floor plans are more sophisticated and the space is efficiently arranged compared to other apartments. Additionally, features such as master bedroom walk-in closets and balcony expansions have attracted attention for enhancing space utilization.
Various complimentary items also draw interest. ‘Gangneung Atera’ offers free items including △digital fingerprint door locks △13-inch wall pads △hybrid cooktops △chimney-type hoods △electric ovens, among others. These benefits are considered rare in Gangneung apartment sales.
Differentiating factors have also received high praise. These elements, not seen in other apartments, are evaluated to significantly enhance residents’ living convenience. A representative example is the provision of a ‘resident-exclusive vehicle’ service that supports children’s safe commuting to school and access to central living areas.
Furthermore, ‘Gangneung Atera’ applies a high-rise design of 28 floors to secure open views and a sense of spaciousness. It plans to provide ample and comfortable parking spaces, allowing for about 1.6 or more vehicles per household. Additionally, specialized community facilities such as an on-site camping zone and a pet garden for companion animals, which have not been seen before in Gangneung, are planned.
Meanwhile, the ‘Gangneung Atera’ model house is located in Gyodong, Gangneung-si, Gangwon-do, with move-in scheduled for April 2027.
