The low-rise villa residential area around Myeonmok-dong, Jungnang-gu, Seoul, is being redeveloped using the Moa Town method and will be reborn as an apartment complex with a total of 651 households.

On the 21st, the Seoul Metropolitan Government held the 18th Small-scale Housing Maintenance Integrated Deliberation Committee and announced on the 22nd that it had passed the integrated review of the 'Moa Town Management Plan for the area 44-6, Myeonmok 3·8-dong, Jungnang-gu.'


This area is densely populated with old detached houses, and the rate of semi-basement units reaches 79%, indicating poor residential conditions. It was designated as a Moa Town target area in August last year, and since then, through resident briefings, expert consultations by city specialists, and public inspection procedures, the detailed management plan has been established this time.


With the approval of this review, the zoning of the target area has been upgraded from the second-class general residential area to the third-class general residential area. Two Moa housing sites will be promoted, increasing the number of households from the existing 186 to 465, supplying a total of 641 households. Among these, 172 units will be rental housing.


Considering the increase in traffic volume and emergency vehicle passage due to Moa housing development, infrastructure such as roads will also be expanded. Gyeomjae-ro 64-gil will be improved from one-way to two-way traffic, and Yongmasan-ro 89-gil has been widened to maintain the existing road function while securing pedestrian space by linking with public pedestrian paths in adjacent maintenance zones. In areas where the Yongmasan-ro scenic road special landscape district partially exists, guidelines were provided to prevent monotonous landscapes while considering building height restrictions.


In particular, 46% of the total area is difficult to develop integrally due to issues such as share-splitting of private roads or clusters of commercial buildings along main roads opposing the project. For this area, a 'self-maintenance guideline' was presented to allow free selection of building agreements and autonomous housing maintenance methods so that individual construction is possible.


This area is close to Myeonmok Station on Subway Line 7, and the nearby Myeonmok Line is scheduled to open. In addition to other Moa Town projects, redevelopment projects using the rapid integrated planning method are also being promoted. A Seoul city official said, "Through this review, we expect to create a pleasant residential environment for residents and contribute to regional development."
