‘Gaebong Louvre,’ constructed by Seongho Construction, has started selling the remaining units through the third round of discretionary supply announced on November 21 (Thursday) via the Cheongyak Home platform. The discretionary supply application period will be held for two days from November 26 (Tuesday) to November 27 (Wednesday).
Located in the Gaebong-dong area of Guro-gu, Seoul, ‘Gaebong Louvre’ consists of 4 buildings ranging from 3 basement floors to 15 above-ground floors, with a total of 295 units sized between 37 and 84 square meters. The discretionary supply includes a total of 25 units based on exclusive area: 1 unit of type 37, 5 units of type 42A, 16 units of type 42B, and 3 units of type 42C.
With construction and labor costs continuously rising, the sale prices of newly supplied apartments are steadily increasing. However, ‘Gaebong Louvre,’ which offers mid- to small-sized units, has a relatively low price entry barrier within Seoul, according to sales officials. The prices are approximately 446 million KRW for the 37-type units and range from 488.2 million KRW to 540 million KRW for the 42-type units. The first deposit is set at a fixed amount of 10 million KRW (with the remaining deposit to be paid within 30 days), reducing the initial financial burden for buyers.
Applications for the discretionary supply of ‘Gaebong Louvre’ are open to anyone aged 19 or older residing in Korea, regardless of home ownership or subscription savings account status. Since applications are accepted nationwide without regional restrictions, a high volume of applications is expected.
Developed by the Gilhun Apartment Reconstruction Maintenance Association and constructed by Seongho Construction, ‘Gaebong Louvre’ is located in a forest zone near Gaewoongsan Mountain and Gaebong Park. It is also considered a prime school district as Gaemyeong Elementary School is within walking distance.
Additionally, the complex benefits from a double subway station advantage, with convenient access to Line 1 Gaebong Station and Line 7 Gwangmyeongsageori Station, attracting strong interest from potential buyers. Travel times from Gaebong Station on Line 1 are 19 minutes to Yeouido and 25 minutes to Seoul Station, while from Gwangmyeongsageori Station on Line 7, it takes 15 minutes to Guro Digital Complex and 30 minutes to Express Bus Terminal.
The detailed application schedule is as follows: discretionary supply announcement on November 21, 2024 (Thursday); application period from November 26 (Tuesday) to November 27 (Wednesday), 2024; winner announcement on December 2, 2024 (Monday); and official contract signing from December 6 (Friday) to December 7, 2024.
Meanwhile, the sales promotion center for ‘Gaebong Louvre’ is located in the Hang-dong area of Guro-gu, and a cyber model house is available for viewing on the official website.
